Selecting Renata Vicente (in Tim Van Damm's office) as our agent in our search was arguably as valuable as selecting the right home!
I was helping my son purchase his first house which meant that Renata was given the Herculean task of educating a first time buyer; helping him to understand and communicate what was important to him; artfully juggle family dynamics; locating the needle in the haystack and smoothly bringing the whole process to a happy outcome.
She did an amazing job of helping him to understand and prioritize what was important to him; exposed us to great options; provided an understanding of the market; shaped the terms of the transaction; helped to negotiate the best possible deal; simplified and expedited the paperwork; coordinated the inspection and helped to deliver a home that its a perfect fit for its new occupant. She juggled all of this while leaving us feeling heard, valued and taken care of.
I would HIGHLY recommend her to anyone in search of a new home or looking to sell their current home.

We worked with Charlie of the Tim Van Damm and Associates team to sell our home, and we couldn't have been more pleased! Charlie is very professional, detail oriented and is awesome. He brought in a fabulous photographer and videographer to showcase our home online, which created much more foot traffic and brought in serious buyers. He suggested a designer to help stage our home, which helped make it more appealing to a larger group of potential buyers. His marketing team was top notch and showcased our home in multiple publications, not just on the MLS! Being a licensed broker and having worked 30 years in the real estate industry, I thought Charlie was wonderful in keeping the transaction moving along and communicating with us. We will use Charlie again!

Tim and his team are, by far, the most knowledgeable and customer service oriented agents we have ever worked with. They put their clients' needs above everything else and are available around the clock to meet the demands of the Southern California real estate market. Christine, Charlie, Cameron, and Georgia round out the team with varying expertise that ensure nothing is overlooked or falls through the cracks. They paid close attention to every aspect of the process from the preparation for listing through all that is needed to close escrow--and personally attended every showing. Tim treats each sale as though it were his only one (and we know very well he has many). His photographer, videographer, and all the trades needed to list a home are top-notch. Our house was in escrow within 24 hours of listing, and it sold for more than any home ever in our community. We can't recommend Team Van Damm enough! If you want the highest price, best buyer, and a smooth close for your property, you'd be foolish to list with anyone else.

We had a large home for sale in Rancho Santa Fe and Tim represented the Trustee in the context of a bankruptcy sale. On the basic items - getting the property ready for sale, coordinating vendors and marketing the process, he was a pro. Since the sale details had some significant differences to a typical transaction, due to the bankruptcy context, Tim made sure that the buyer's parties were up to speed. With his marketing we were able to have the property sell at auction for a great price and we're glad to have worked with him on this. I would definitely work with Tim on future transactions.

Tim and his team are awesome to work with on either side of a transaction! He helped me find the perfect home for my family, negotiated an excellent deal, referred me to a knowledgeable lender, and was always available to ensure the entire process went smoothly. His team assisted with inspections, and even with transferring utilities after close of escrow. Then he turned around and sold my house in only 3 days after expertly identifying repairs, upgrades, and staging opportunities to make it look its best. Tim and team are all great people and I highly recommend working with them!

The main things that stood out were his extreme fairness and logic in negotiations and inspections and also his intense knowledge of houses, locations and referrals in the area to accomplish repairs and renovations. Highly recommend Tim Van Damm! Right off the bat he told us the real deal, he didn't try to BS us to get the listing like some other agents. Tim and his excellent team provide a complete service. They help you get the house ready for market recommending and supervising top notch service professionals from staging to paint to landscaping. They guided the sale and negotiation process, the inspection, the escrow, every little detail was under control. They did a stellar job marketing the home. They held open houses every single weekend and followed up with potential buyers until it sold for good price. He was a calming presence during the stressful moments, but also never sugar coated things -- he held strong to what he thought the best advice was. Everyone at the office was great, so incredibly nice and very responsive. We truly can't say enough good things about Tim and his team!

Tim was fantastic in every aspect of the real estate transaction. He had incredible knowledge of our area and knew how to price our house so that it would sell fast. From the beginning of the process (painting the interior so that it would show better, staging, making all the necessary fixtures, etc..) to the end (dealing with the escrow-he was on the phone with them 9pm Saturday night to make sure the deal did not fall through), Tim was there 24 hours/ 7 days a week to answer any questions my wife and I had. His team of real estate associates (including Georgia- I have to mention her by name because she was awesome!) were very quick and responsive to every question we had. I don't have enough adjectives to describe how great it was to have Tim be our selling agent. I would highly recommend Tim to anyone buying or selling a house!

I met Tim as he was the listing agent on a home I recently purchased. I enjoyed working with him so much I requested that he sell my home.

Tim is the agent for you! He is very knowledgably, networked and experienced. Every step of the way he made me feel he was working in my best interest. He is a tough negotiator and knows how to get what the client wants. He is very organized and completely transparent.

I have purchased five homes and sold one over the years. Tim is by far the best realtor I have worked with.

I would not think twice about using him again. I would also recommending him to friends and/or family.

Tim is one of very few real estate agents that you can trust...100%. If you think realtors don’t earn their money, you haven’t worked with a good one, and Tim is a good one; the best if you ask me or my wife. He is professional, competent, trustworthy, and reliable. Tim helped us find and purchase our dream home. There were several moments in the several month process of our home purchase where it could have gone sideways resulting in us losing the house, but due to Tim’s ability to find out what the problem is and then figure out the best way to navigate it, he saved the deal each time. Tim doesn’t do it alone (no one can), as he has a team of All-Stars around him, from Georgia (his assistant), Rhonda (his lender) and her team, and his team of construction experts. We used our VA loan, which freaks some sellers out, but Tim and Rhonda were able to convince the seller’s agent (and sellers) to go ahead with the deal despite their hesitation. Additionally, Tim was able to get some last-minute major work done prior to closing that ensured the VA would approve the loan. He was never late to anything, in fact he was at least 10 minutes early to every single showing, or any other appointment, with unending energy and enthusiasm. He makes you feel like you are the priority, even though I know he’s one of the busiest realtors in SD. Bottom line is, if you need a realtor that you can trust, that knows what they are doing, and is connected to a network of experts, Tim Van Damm is your guy. Tim: Thank you for helping Jessica and I land our dream home. I’m sure we couldn’t have done it without you! We couldn’t be more grateful!
