I had the privilege of working with Todd Pearl of Keller Williams as my broker/realtor (the house I sold in Sherman Oaks just closed). I’ve known Todd for many years and was referred to him by a family member who was personally familiar with Todd’s knowledge of real estate, his professionalism and level of expertise. When I met with him about the sale of my home, I felt an immediate connection and knew he’d be a great fit for me. He’s got a warm personality and is extremely knowledgeable, but not pushy like other realtors I’d interviewed. There was no doubt I’d made the right choice.

Todd asked about my plans around selling my house and what I hoped to achieve with the sale. He fully explained the reasoning for his pricing strategy. His media team was great and our presentation to the market was top notch. When offers started to come in, his negotiation expertise achieved the best possible price for me. When the house fell out of escrow due to financing issues, Todd wisely guided me toward his rationale for going with the back-up bidder, rather than putting the house back on the market. Turned out to be a wise decision.

Since I had owned the house for 27 years—and since I loved the neighborhood and my neighbors—Todd instinctively knew his work was cut out for him in getting me through the emotional aspect of my decision. He was great in gently guiding me through the process, and my already strong confidence in him only grew. There were times when my anxiety got away from me, and Todd was there immediately to reassure me and give me frequent updates through the unavoidable ups and downs of selling a house.

I could not have been happier that I chose Todd as my broker/realtor. He was just great. Everything about the way he took care of every aspect of my sale, from the very beginning through the close, was perfect. My friends already know how much I loved working with Todd, and I would recommend him highly without a moment of hesitation. I feel he’s the epitome of everything you would want in broker/realtor to have in your corner.

Another great purchase experience working with Todd!
This was my 2nd time working with Todd to purchase a home, but it was my wife's 1st time working with him. And while I knew how great Todd was, my wife found out why I recommended we go with him for our forever home!
Dependable/Trustworthy: First and foremost, Todd is dependable and trustworthy. Whenever we needed to reach him, he was always available or he would let us know his next available window. And when the offer process heated up and we needed to schedule appointments, Todd was always ready to go and communicating with us. He was even kind enough to be present at a listing when we had conflicts and couldn't be there. As a buyer, it really helps to have an agent who you can rely on and can always get ahold of because there's a lot of moving parts to the process, particularly once an offer is made.
Knowledgeable: Todd has been doing this a while and has great expertise in the market and all phases of making a purchase. He helped guide us throughout and was a great resource for us to bounce ideas off of and ask questions. And when we moved our search from Los Angeles to Orange County, Todd was able to quickly get up to speed on the new area, establish a network of agents and help us find more listings to review.
Persistent: For anyone that's tried to purchase a home, you know how long the process can take. Because we were looking for a forever home, our process took a very long time. In fact, it probably took about 2 years from our very first discussions to finally closing out escrow. In that time, Todd continued to check-in with us, point us towards listings and help us stay motivated in the process knowing that the right home for us would show up. And when we got serious about making offers, Todd was always on-top of it and helping us quickly to move on homes. And during the 2020 pandemic, that was very helpful!
Thoughtful: To us, the thoughtfulness and kindness of Todd's personality was the bow on top of an already great package. For us, it's the little things that make a good agent into a great one. Things like getting us coffee or food when we're meeting up to chat. He also congratulated us on our recent engagement and wedding and was so kind as to send us a gift. And he even thought of our little dog Ellie when we finally closed on our home and got her a few Bark Boxes for treats and toys for her. These little touches have really enhanced the experience and is a reason that we count Todd both as an agent and a friend.
If you're looking to purchase a home and want to have a broker, you can find anyone. If you want someone who will help you and guide you and establish a relationship with you, then you should definitely work with Todd!

The first time we attempted to purchase a home didn't feel right and we ended up not buying. But when we saw one of Todd's presentations, it got my fiance and I excited again about buying our first home! Once we met Todd, we knew we were in good hands!
Working with Todd, we had quick responses, not just from him but from sellers as well! Todd was always professional and easy to get a hold of.
In addition, when it came time for us to put an offer for the first time, Todd was very helpful with the process, and boom! We got our offer accepted on the first try! Unheard of in LA!
He is very personable and still reaches out to see how we are liking our new home, tips and tricks for new home owners and a breakdown of what to expect.We are very grateful for Todd, and looking forward to working with him in the future!

We decided to work with Todd based on our prior experience being extremely positive. We had worked with Todd once before and he was our realtor of choice us in our latest transaction to sell our condo and buy a house in El Segundo.

During this experience, Todd was professional in his regard, knowledgeable in his guidance, and timely in his actions. When it came to selling our condo, Todd provided clear and actionable guidance on how to prepare the property to bring to market and successfully solicit multiple offers. When it came to looking for a house, Todd understood our needs and limitations. As such, we were always on the same page which enabled us to move quickly in a competitive market.

Todd demonstrated his depth of skill in contract negotiation during escrow when issues discovered during inspections required an experienced and nuanced hand to work with the seller that was less than forthcoming. Todd more than demonstrated that meeting his clients needs took priority over closing a deal. When we finally found a house that was right for us, Todd worked closely with the listing agent to get our contingent offer accepted and successfully close escrow.

Todd is a great realtor and is an absolute joy to work with. Our recent experience with him has been extremely positive and more than a little exciting since we were stretching to meet our goals. Todd understood our position and provided guidance every step of the way on what to expect and how to prepare for it. Anyone looking to buy a home is learning as much as they can on their own but there is absolutely no replacement for the experience of a great realtor that understands the real estate business and has solid contacts in the industry. In such a competitive market, Todd is a ringer to have on your team and I would highly recommend him as a realtor to anyone looking to purchase real estate. If given the opportunity, then I would leap at the chance to work with him again.

My husband and I recently purchased our first home and Todd was amazing to work with. A friend referred Todd to us, and after speaking with Todd it was clear he was the realtor we wanted to help us with this process. Todd not only had in depth knowledge of Redondo Beach market, he also made sure he got to know us and had a clear picture of what was important to us in a home.

After several months of searching, Todd was still as enthusiastic and encouraging as our first meeting. He was great at communicating, whether it was regarding new listings, ways to be more competitive in the market, or just to check in on how we were doing. He thoroughly prepared and advised us at every stage of the process. When we finally found “the one,” Todd made the escrow process as seamless as possible. Although we had a short escrow, it went through without a hiccup or delay. After our closing, Todd continued to help us with providing recommendations for vendors.

What really makes Todd stand out from the rest, is the time and effort he puts into getting to know you. I would highly recommend him to anyone looking for a realtor, and would work with him again in the future.

I have worked with Todd for 6 years and he is truly one of the top real estate agents and brokers out there. I still recall my first call with Todd -- as a first time home buyer I was uneducated and apprehensive about the process, but Todd took the time to explain each step to me and answered all of my questions. Todd helped us purchase our first home. He supported us through a secondary inspection on the first property we wanted which showed a massive hidden mold problem in the walls which the sellers weren't willing to take care of and found us an even better house for our needs. My girlfriend and I were moving into the area and I was skeptical that any real estate agent would give us the time of day as our budget was probably a lot less than most people in the area.

Todd Pearl and his team couldn't care less about our budget, they just wanted us to get the perfect property. After just one weekend of searching, we found a place we loved and Todd helped us put everything together then presented it to the landlord in an appealing way. My husband and I recently bought our first home in Redondo Beach with Todd Pearl as our realtor— what a great experience! We were referred to Todd by a friend who also bought with him. From our first conversation to delivering the keys, Todd was extremely responsive, personable, and professional. He first met with us for over an hour to get to know us, our lifestyle, and a sense of what would be most important to us for our first home. He then sent a customized e-mail list of new listings every day, quickly arranged showings, and patiently talked through the pros/cons of each place.

His expertise was immediately apparent when we put in our bid— he helped us craft an offer that would appeal specifically to the seller and gently coached us through the negotiating process. Todd guided us through the appraisal, inspection, and price adjustment on a short escrow timeline, making sure that we fully understood every step along the way and graciously answering all of our questions. After the sale was official, Todd continued to check-in with us and gave us a list of recommended plumbers, contractors, etc. to get us started.

I have known Todd Pearl since 2007 when he helped me find and buy a townhouse in the South Bay, CA. In 2009 he aided in transitioning my property into a rental when I unexpectedly moved to the east coast. And most recently in 2015 Todd was critical in preparing my house for market (while I was still on the east coast) and ensuring a smooth closure and sale. This is the third time we have worked with Todd, and just like the others we were not disappointed. He put in a lot of work to help us short sale our condo. There were quite a few mishaps that were out of all of our control, but he never let that affect his work ethic or effort he put into helping us. He stuck with it for over 7 months trying to sale this property and always kept us in the loop and a positive attitude the whole time. In the end, he was able to sell the condo for the best deal possible, and made the process as simple for us as he could. I live outside the San Francisco area and was looking for an investment property, but the bidding wars were too tough. I used to live in the South Bay, so I set my sights on finding a property in that area. I called 6 agents in the South Bay, but nothing clicked until I talked to Todd. He was the first agent I could tell really knew his market, knew real estate very well, and could tailor a search to what I was looking for.

I couldn't have asked for a smoother process and transaction. And, you can tell right away that Todd is just an all around good person. He went out of his way to do small things that weren't necessary. He organized more property veiwings than he usually would because he knew that I was only in town for a weekend. He made an extra set of keys for me and my property manager and met us at the property...which was not necessary since technically our purchase transaction was done. Those are just a few of the examples of how Todd went out of his way. I hope to use him again.

Todd Pearl is the best real estate agent in the South Bay. He really understands the local housing market. My girlfriend and I recently bought our first home together with Todd's help. We tried looking on our own but realized quickly we needed someone who knew the ins and outs of real estate. Luckily, we found Todd on Yelp and couldn't have been happier with him. The 5 star reviews he has on Yelp are nothing but true. He was so easy to work with. He made a stressful situation a little less stressful for us. Todd was very thorough, knowledgeable, and honest. It was a bidding war on many of the properties we were looking at, and we got out bid a few times, but Todd encouraged us to keep trying. We finally found the perfect place. Todd was so quick to help us act on it and get it within days of the property being listed. The paperwork process was quick and easy. He does everything electronically so we were able to sign the papers basically anywhere without having to schedule a time to meet up. When we did have to meet up, he was very flexible with us and it was never hard to find a time. He made himself available to us whenever we needed him. If we ever had a question, we could always expect a quick response back. We would recommend Todd to anyone looking to buy a home in the South Bay area. He has all the great qualities needed to be a great real estate agent.

Todd helped us with our first experience in both buying and selling a home, and was extremely knowledgeable and helpful throughout the process. We highly recommend him to anyone looking for a realtor that is both trustworthy and valuable whether you are buying or selling.

When looking for our first house, we wanted to find a fixer upper, and Todd diligently visited dozens of interesting homes with us. He provided us with the tools to keep an eye on the market ourselves, was always available when we found a new property we were interested in and gave great advice with regards to things that were easy fixes and what would cause greater problems for us. More than anything, we appreciated that Todd never pressured us and always gave us his honest opinion. He told us when certain houses were overpriced or would likely be a hassle to renovate, and he never tried to convince us to buy something that wasn’t right for us. When we finally found the place for us, Todd was terrific at explaining the intricacies of our offer as well as the process of inspections and escrow. He gave us great peace of mind and was always able to explain things when we had questions.

Two and a half years later, we had completed our renovations and were ready to sell our first house. We went directly to Todd without hesitation. He gave us some tips on preparing our house for sale, and marketed it well enough that we had people stopping by even before the open house! After being on the market only four days, we picked the best of 22 offers and had a quick and easy escrow process, selling for well over asking price. Todd also provided his own research and strategy to ensure the home appraised for the higher value, which we greatly appreciated.
