Prior to contacting Tracy Kable and the Kable Team to be my realtor, I had what I call an 8 month nightmare real estate buyer experience. From the very minute I made contact with Tracy about becoming my realtor, my experience was well beyond EXCELLENT!!! Tracy Kable as well as her Team were very knowledgeable about the real estate markets how to's, what if's, can we's,etc. Their professionalism through the whole process was out of this world. Tracy and her team are VERY committed to their customers from making themselves available outside of the normal business hours, very responsive in returning phone calls and emails and able to answer every question I asked, making suggestions, provided great negotiation skills. Tracy took the extra time to ensure that I fully understood the purchase process. She provided me with lending information and contacts that proved invaluable. Tracy Kable and the Kable team participate in the Homes for Hero's Program. An excellent realtor payback to Local Heros (Fire fighters, Police Officers, etc.) for the job they/we do; I was fortunate to be able to be a recipient. THANK YOU TRACY KABLE!!!! The Kable team was great to work with and very professional. I had to make some repairs to sell the home and they made the necessary calls for me and scheduled the appointments which was great for me as it is difficult to get off work. On the few occasions I had to be there they worked with me to schedule a time when I could be there that didn't conflict with my work schedule. Tracy was very upfront in the beginning and told me exactly what to expect during the sale of the home and how she expected it to go and everything went according to plan. Also they had a list of contractors that they work with that were quick to respond and take care of the necessary repairs. There was research needed for the plat of the property with the layout and survey her team handled that for me so I didn't have to take my time to go to the courthouse to get those documents. I received all documents and forms in a timely manner and the e sign made my signing of the documents easy as I did not have to print them out and scan them in. I had an excellent experience working with the Kable team and would recommend them to anyone looking to buy or sell a home.

My husband and I owned a home in a townhouse community. We heard other people in our community sold there home with Kable Team saying mentioning they were fast, efficient and more than friendly. So we decided to call them when we were ready to sell our home. We are SOOO happy we did. The process of selling your home is slightly overwhelming and stressful BUT Kable Team made the process easy and pretty much painless. They were always available to answer question and provide us with the best guidance along the way. The helped us to make great suggestions to stage our home, we had two showings in the first week and one of them being an offer (which ended up buying our home.) We couldn't recommend this team enough. Unfortunately, we are moving out of the area but if we were staying in Jefferson County I would continue to use them in the buying of our new home. We recently sold a home with realtor, Tracy Kable. This is the second time we have used Tracy – the first being our home purchase in 2015. We’ve known Tracy personally for years. She was very informative and professional throughout both transactions. The listing process was easy as we worked directly with Patti King of her office. We were informed of showings automatically via text and email and even received feedback from those who viewed our house. With Patti’s help, we completed all document signing electronically which was very simple! Tracy suggested we purchase a one-year home warranty for the buyers and so glad we did – the warranty also offered us coverage for the listing period and we actually used it for a furnace malfunction the day of the scheduled closing! Tracy and her team worked with us through this issue – I’m sure nothing they haven’t handled before, but it was nerve-racking for us. The buyers’ agent, John Stover, was also a member of the Kable Team. He seemed very easy to work with and our contract negotiations went smoothly. Everyone seemed very happy at the closing table. I don’t want to forget to mention, Lauryn Carper, who was on top of emails – from a welcome letter to scheduling inspections and making sure we had all of our “ducks in a row.” Thank you to the Kable Team for making us feel “at home” through the entire process.

Tracy Kable was not only extremely professional but also very friendly. The house we sold was an estate sale in Charles Town, WV and we live in Pennsylvania. It was an absolute pleasure working with Tracy and her team. Agents are a dime a dozen. Kable Team is a real gem. I have been on both sides of the closing table with Tracy Kable. She showed us several lots in an area that fit the description of what we wanted for our retirement home. Tracy and her team led us through our first home sale. They were friendly and professional throughout the entire process. We were most impressed with how quickly they communicated with us. Our listing price had very little room for negotiation, which we communicated from the start, and we never felt pressure from the Kable Team to reduce our price. Tracy clearly communicated to us the pro's and con's when we determined the original listing price. We also liked the digital marketing strategy used by the Kable Team. The unique website and mobile website was well developed, and the pictures they used did a good job of displaying the desirable aspects of the home. In fact, after the text for more info sign was displayed in front of our home, I texted it and received a call from the Kable Team's buying agent the following day, confirming they do follow up on leads. Though our sale hit some snags in the process (through no fault of Tracy and her team), Tracy was quick to discuss our options and we felt as though she was working to get us the best price for our home. Ultimately, our home was listed for about 60 days and sold for 95% of the asking price. We would enthusiastically recommend Tracy and the Kable Team to anyone selling their home.

Tracy and her team were excellent to work with while trying to sell our house. Tracy was able to get us a contract very quickly once the house was on the market and when that fell through she was able to get the house listed again and we received another contract several days later. She was great working through the entire process. She kept me informed on what was going on and was quick to get back about any questions or concerns. This was by no means an easy sale to make. There were numerous issues with potential buyers backing out of contracts and other issues that arose out of no fault of hers. She was quick to deal with these issues and to get them resolved. Our home sold very quickly securing a contract above asking price with an escalation clause. I was very impressed by this as we were still in a buyers market situation at the time.
