He worked with me in getting the home ready to be sold, which including finding trusted people to complete repairs and answering all my questions, he continued communication through the sale process and has remained in contact with me post-sale. His compassion and dedication made me feel secure during the process and that I was a valued customer. Troy is very transparent about what is needed and what to expect when selling or buying a home.

Troy is the best. Troy helped us buy our face and helped sell the same house several year later. Both times he went above and beyond and was always available when we needed him. For the sell of our house this month, he was tremendously helpful by arranging repairs and cleanings and more since we were moving out of the country. We were able to rest easy knowing our house was in good hands with no need for us to continuously cross the border. Troy handled it all, and we are grateful.

An Incredible Asset. Troy was a incredible during both the buying and selling process. He was patient while we hunted for our next place as well as honest about the good and bad of each place we visited. When it came time to sell the current house he provided valuable insight into what repairs/updates were of value and which would just be a waste of money. The house sold very quickly, above asking, and as a wonderfully smooth process. Certainly top of my list if/when I move again.

Troy was excellent throughout our first home buying experience. His wealth of knowledge about the different areas of Cleveland and about home inspection helped us to feel confident that we were buying a good home. He even secured estimates for us on things we knew we would have to address in the home before we closed.

Troy crafted a smart offer on a home that we thought we had no chance of getting, and we are thrilled to now live in that home. We even closed in just over two weeks, largely due to Troy’s hard work and advocacy. After closing and moving in, Troy has checked in on us several times and connected us to excellent contractors.

Troy is friendly, knowledgeable, and hard-working, and we can’t recommend him highly enough to anyone looking to buy or sell.

Troy Bratz. Troy gave me a price to list our home that was above what I was expecting. Troy went through my entire house and told me what was important to fix and what wasn't. Troy also met me several times to see the progress I was making so we could meet our timeline. Troy also paid for professional cleaners to clean my house and professional window cleaners to wash all windows inside and out. Iwas skeptical of the listing price, but I thought we always have the option to reduce the price if need be. I was wrong for being skeptical because our home was listed for three days and we had 8 offers. We sold our home for 25k over asking. In my wildest dreams I wouldn't have thought this was possible.

Troy is a great real-estate agent and person! I would recommend him to anyone because he goes the extra mile!

Fantastic͏ Selling Agent
Troy Bratz did an excellent job walking me and my ex through the entire selling process of our Lakewood home, making it as painless as possible. He went out of his way to contact contractors for necessary work, get staging, photos, even put in some landscaping sweat himself to get the house ready to sell.
In the end, we got more than expected from the proceeds of the sale.

Troy's expertise and compassion in my house hunt were invaluable! My house hunting process took a bit over a year and Troy helped me through each step at a time when it was still quite a sellers’ market and there were few houses out on that market that I could afford in the area I was looking for. I am thrilled with my home now and am so grateful for Troy’s help in the process! We looked at many homes and he was always patient and knowledgeable, answering all my questions as well as letting me judge for myself the suitability of different homes for my particular situation and needs. I had specific needs for space as I have a piano and work through my home, as well as being close to Lakewood by my clients and mom. I also wanted ample space for a garden and ideally a separate guest area. I thought for a while it may not be possible to satisfy all my specs for a house. Troy helped me know what to look for, what to bid in the current market climate as it changed even month to month, what things the inspector would notice before the inspection even happened. He helped me decide to let go of an offer on a different home when the sellers did not make reasonable concessions, which I am so grateful for now knowing that that house was not right for me in the end. Being based in Lakewood and a resident himself, Troy knows Lakewood homes particularly well, the things to watch out for such as antiquated electrical as well as (often) structural benefits of older construction of many of the homes in Lakewood and surrounding areas. After I purchased my home, Troy stayed in contact making sure my transition was smooth. He hired professional cleaners on his dime to make it as livable as possible before my move-in date. He even got me a bottle of champagne as a housewarming gift. He helped me with a hurdle of getting the water bill in my name when the auditors website had not yet reflected the change in ownership. I can’t recommend Troy enough for your home-buying and selling needs!

Troy was dedicated to getting the best sale for our house. AND he did it. Troy invested a lot of time to help up find the new home we needed. Then for the sale of our existing home he continued in the investment. He provided suggestions for resale updates to the home in a subtle way. He guided us through the sales process with his team of supporters that included Stagers, title company, cleaners before sale and after the move out, home insurance for the buyers and multiple little support issues. Moving is an emotional issue and an economical issues. He was very supportive and informative. We highly recommend him.

Wonderful͏ First-Time Home Buying Experience Thanks to Troy Bratz

Buying a house can be a stressful experience but because of Troy we were confident and excited throughout the process. We bought our Condo during the crazy housing market of winter 2020, when a lot of people were struggling to find houses at fair prices in our area. Troy was always very knowledgeable with all steps of the home buying process and went above and beyond when helping us on our journey. After I sold my house some years back, I decided to rent for a while, but since my landlord jacked my rent up because of inflation; etc I needed to buy a house quickly. I sent Troy about 10 addresses and we looked at all of them within about a week (I’m self employed and can meet anytime).

Troy helped me buy a house within six days with zero pressure from him. I made up my mind since I know there were so few to choose from in this market anyhow. This will be the second home I’ve purchased, so I am very aware of the stress, anxiety, paperwork; etc. that comes with buying a house. It is almost impossible to imagine anyone making it any easier than Troy.

He was always on time, gave me recommendations to banks, an inspector, and was honest and straightforward with every question I had regardless of whether or not I ‘liked’ the answer. I personally think anyone would be nuts to use any other realtor. Also a very personable and great person. 10/10
