Our association with Uta began a few years back. The house opposite ours had been intermittently on the market for some time. The owners then decided on a new strategy and enlisted Uta's services. Subsequently, the house was sold within a month. Impressed by this, we hired Uta to sell our property, and it went under contract just a day or two after being listed. Fast forward to the present, and we were actively searching for a new home. There was no doubt about who we would ask to guide our search. We scoured Zillow and other listings, and Uta also subscribed us to a mailing list. With her help, she provided comprehensive details about each house we considered. Her knowledge and understanding of the areas we were interested in were impressive. Despite our particular preferences, she consistently showed the same level of enthusiasm for every property we wanted to view. I was referred to Uta by Veterans United Home Loans (great organization by the way!) when I asked for information on a house I was interested in.

It turned out that Ute was representing the seller of the house we were interested in. The State of North Carolina allows realtors to represent both parties (dual agency), and I was immediately comfortable with Ute so I asked if she could still represent us.

Ute was amazing and gave us great advice. We didn't have the winning bid on that home (we weren't familiar with the market yet), but the way Ute helped us made me sure that I wanted to stick with her!

Despite telling Ute that we might not make a purchase for 12 months, she continuted to take time to advise us and even scheduled home viewings for us. She was out of town when we saw one of the homes that looked perfect, so she coordinated with another realtor in her offices to help us.

Sure enough, it was the perfect house and we immediately submitted an offer. Even out of town, Ute was able to submit our offer and our offer was accepted by the seller. Her advice on submitting a due diligence instead of earnest money was, I think, instrumental in the sellers accepting our offer.

After that, Ute was critical in helping us selecting inspectors. She recommended several companies and helped me schedule. I ended up using Pillar to Post, and they were phenomenal! It helped that the seller had not only maintained the house, but also upgraded it.

Finally, Ute also helped us navigate all of the financing and legal aspects of the sale and transfer, updating us regularly and helping us figure out our part of the transaction.

I don't have a lot of experience with other Fayetteville area realtors, but the experience I do have often has them maybe getting back to me, sometimes posting ads that aren't accurate, and, often, it has seemed like those realtors hadn't even viewed the property...

Ute is not like that-she is comprehensive in her approach. She takes the time to know all about the party she is representing (sellers and buyers), she knows all about a property if she is handling the sale, and she researches every aspect of a property if she is assisting in making an offer.

I don't think you can find a better realtor in the Fayetteville area!

Uta Belletete is honestly a great realtor!!

She was supportive, attentive, courteous and personable at all times. Any time we asked a relevant question (and we asked a LOT of them, sometimes highly specific or obscure) she either already knew the right answer or responded with the right answer very soon after, often within an hour or two. She was always in the on-time range for appointments, always kept us informed of what we needed to know, and always helped us to see each house and property from various perspectives (ex: what met our goals and what did not; what is easily fixable and what is not). She respected our time, and the rights of other realtors, and the rights of the current owners and neighbors.

Uta communicated perhaps equally via voice, email, text message and links (ex: OneHome), which was fabulous because it can be easier to understand and archive key facts in writing, but other information is better by voice.

From the first contact until closing, she was gently beside us, never pushy, always cheerful yet realistic. Her goal was absolutely always to help us find the home and property that WE wanted and could afford, despite how precise we were and how almost-impossible the task at first appeared. She was prepared to search as long as needed but, happily for all, the searching part took only a few weeks! Uta's questions, answers and showings helped us tremendously to clarify exactly what it was we were seeking, and that made it much easier to recognize once we found it. We had many more questions even then, but Uta helped us to get them all answered from the sources (ex: contractors, sellers, government entities), often with supportive documentation. Even after closing she followed up with answers and support.

Uta had been highly recommended to us from a business associate whose opinion and solid foundation we had learned to trust over the years. That person had complete faith in Uta, and we very quickly could see why.

Uta quietly handles things, helps the buyer and seller make solidly good decisions, does the right things for their needs, and even helps them to enjoy the process of buying or selling real estate! We were honestly smiling and having a good time at the attorney's office - at final closing - because we KNEW we were getting the right place for us in the right way and the right time! In response to Cheryl Culbreth's 1 star review - I was the buyer represented by Uta Belletete, Cheryl is not being truthful. I terminated the contract because she and her realtor were dishonest in the listing description and beyond. They said the hvac was 2 yrs old when it was 26 yrs old, and the windows fell out when the inspector opened them. And Termite damage was not repaired according to the inspector and the photos. There was no home warranty offered by Cheryl. Clearly her agent asked her to write that review since she is under investigation by the NC Board of Realtors. Uta did not make decisions for me, I'm quite capable of thinking for myself. Uta was a stellar agent.

Uta is the best around!! We purchased our house with her in 2018, sold the same house in 2022. We ran into some issues during the purchase. This is where Uta really stands out above your average person. She handled each conflict masterfully and solved problems efficiently.

When we sold the house it was right as things were cooling off. She came to us with an expert analysis on the best price point. We completely renovated the house and put in a ton of work. With that, we were pleased with her suggestion. Just as she advised us, we received multiple offers over asking immediately. She is always on top of things keeping the process going smooth. Uta is such an amazing realator. HIGHLY RECOMMEND HER! My husband and I decided to buy a home over 6 years ago and we were so unsure and didn't know much of anything. Uta made the entire process so easy, with little to no stress. She found all of our wants and needs in every home we viewed until we found the perfect home. 6 years later we have decided to sell our home and we couldn't think of a better person to represent our beautiful home to sell. Uta has always been honest with us, has never stirred us wrong, and has helped us make the BEST decisions in everything we did. We took every word she said and applied it to selling our home. Our home was on the market Friday, we had many offers and began closing on Monday! She truly is an amazing realator, professional, and just over-all person.

Highly recommend Uta and her team! We never stressed or worried and if we had questions, we definitely got our answers ASAP.

I met Uta Belletete through my work serving the veteran and military community years ago. She has proven through those years to be a person of integrity, care, and highly professional. When the time came to sale our rental house in Spring Lake, only her name came to mind to call. I am very busy. She took ownership of my property, advised me on every step of the way, had a team of subject matter experts (contractor, lawn maintenance, etc) that all took care of prepping the house for sale. Uta is an awesome realtor! She helped us find a home during the crazy housing market of 2021! Houses were selling so fast (less than 48hrs on market) that we couldn’t even drive down from Virginia in time to see the homes. Uta took me through some homes to get an idea of what we were looking for and when homes came on the market that she thought we would like, she scheduled a FaceTime viewing where she walked us through the homes and discussed the pros and cons of the homes. We also have a toddler and as a fellow mother, Uta was quick to point out child benefits versus potential hazards. I can’t say enough about how great she was. She is easy to contact and will respond quickly, she is great at helping you think outside the box if you are not completely sure about what you want, she is professional and friendly. Uta, is one of the best Realtor I have gotten assistance with. She is very patient and understanding when it comes to prioritizing what you want and need and most especially what you are shopping for. I was fortunate enough to be one of her clients and quite honored and appreciative.
I thought I knew what I wanted when I started looking for a home for me and my family, but it turned out that I changed my mind quiet often trying to find that perfect home. I changed my mind three times after I thought I wanted a particular property but she never gave up on me.
At the start she tried to learn what I like and what I am looking for in a property. She looks and finds all the property matching my preference, but then I changed my mind again. She stuck by me through it and instead of giving up, she helped guide me to realize what I actually looking for all within my budget.
Even through her busy schedule she managed to prioritize me and my family in our search for the home.

I projected to get a home within a year but we were able to get one within 4 months all because of her.
