My wife and I just sold our house of 18 years with the help of Vanessa Peralta of Alliance Bay Realty. Some details of the help she gave us:

1) Diplomatically told us flaws that needed to be fixed;
2) Found or arranged for workers to repair problems with the property and spruce it up; and
3) Worked with buyers' agent to get us a good price for our home.

The most critical role Vanessa played was finding a solution to a problem that the escrow agent discovered a week before we were scheduled to close the sale. A lien placed on our property in 2005 and revised in 2006 was never removed. We got a home construction loan in 2005, which was converted to a conventional mortgage upon completion of the construction. The company that loaned us the money ran into financial difficulties, and was acquired by another institution in 2008. In 2009, we refinanced our mortgage with the new lender, and paid it off in 2015. When the mortgage was paid off, the lender issued and recorded a reconveyance of deed and removed the lien which it recorded when we refinanced the loan. However, the lien recorded in 2005 and revised in 2006 was never removed. When the escrow agent contacted the lender about removing the lien, she was told the process of issuing and recording the reconveyance and lien removal would take 10 to 20 business days, way past our closing date. Vanessa suggested that the amount subject to the lien be held in escrow so we could close as scheduled. My husband and I agreed, as did the title company. We were able to close on schedule! We got the amount held back a few days later.
