Birdtown brings buyers to the inner ring
Locally known as “Birdtown” because of the robins that nest in the neighborhood’s elm trees, Robbinsdale is a first-ring suburb of Minneapolis, just 10 minutes from the center of the city. It’s grown in recent years and now boasts a population of about 15,000. “People are going back towards that area now,” says Realtor Joel Friday, who’s sold in the Twin Cities for nearly 20 years. “Everyone went out to the second ring, but now people are moving back to the inner ring.” The growth chalks up to the area’s affordability and proximity to downtown and other employers like the neighborhood’s North Memorial Health, home to one of four Level I trauma centers in the state.

Getting around the Twin Cities
Robbinsdale is about 10 minutes northwest of downtown Minneapolis and 25 minutes from Saint Paul. Highway 100 runs through the neighborhood, connecting it to the broader Twin Cities. Known for its trauma center, North Memorial Health is located in the neighborhood and acts as both a significant employer and medical resource to residents. Robbinsdale is about 25 minutes away from the Minneapolis-Saint Paul International Airport. Metro Transit buses run through Robbinsdale, and some parts of the neighborhood are walkable, so not all residents rely on cars.

An old-school downtown with upscale eateries
Robbinsdale’s central shopping and dining district “has an old-school downtown feel to it,” according to Friday. The long-running Broadway Pizza has been the go-to spot for years for a casual lunch or dinner, and locals stay even late into the night, playing pool, singing karaoke and drinking beer. The more upscale Nouvelle Kitchen & Brewery has made a name for itself in recent years, offering a more elevated alternative with craft pizza and on-site brewing. Travail is another upscale option for birthday dinners and anniversaries, offering a chef-driven menu as well as cooking classes and ticketed dinners with specialty cuisines. This downtown area is also home to electronics stores, convenience stores, a pawn shop and a gun store. Residents can grocery shop in the neighborhood at Hy-Vee Grocery Store.

Three lakes and a collection of neighborhood parks
Robbinsdale is home to a collection of neighborhood parks and three lakes: Crystal Lake, Lower Twin Lake and Ryan Lake. Residents can use Crystal Lake and Lower Twin Lake for boating and Ryan Lake for fishing. The neighborhood’s largest park, Sochacki Park, is nearly 40 acres and features a dog park, picnic areas and hiking trails. Smaller parks throughout the neighborhood mean many residents can walk to a playground and small green space. Robbinsdale also has a community garden where residents can rent raised garden beds and a community gym and fitness center. Robbinsdale Recreation Services offers seasonal events and programs like sports leagues and summer camps.

Competitive housing market in Minneapolis’ inner ring
The real estate market in Robbinsdale is competitive because the home prices are under the Minneapolis average, with homes selling after an average of 25 days on the market compared to the national average of 42. “Homes here are going to be less expensive than in some areas, which makes it a popular destination for entry-level buyers,” says Realtor Pat Paulson, who’s sold in the Twin Cities area for nearly 40 years. “Because it’s an inner-ring suburb, most of its housing was built in the ‘40s, ‘50s and ‘60s,” Friday says. Most homes are bungalows, ranch-style or split-level, though there’s plenty of architectural variety, with additional options including farmhouses, bi-level and new traditional homes. The neighborhood offers occasional condos for buyers looking for a smaller space. Prices start around $250,000 for a modest two- to three-bedroom home, and for $300,000 to $400,000, buyers can generally find a sizeable single-family home. Some properties sit along one of Robbinsdale’s lakes and typically cost $400,000 to $500,000.

Students in Robbinsdale attend Robbinsdale Area Schools, starting with Lakeview Elementary and Robbinsdale Middle School before continuing to Cooper High School. Lakeview Elementary and Robbinsdale Middle received Cs on the educational review site, Niche, and Cooper High School received a C-plus.
