Colonial and Tudor Revivals with larger lots

Walking through Browncroft, you might forget you’re in modern-day Rochester. Antique streetlights and sycamore-lined streets give the neighborhood a vintage feel, while larger lots offer more breathing room than typical urban neighborhoods. Most homes were built in the early to mid-1900s, each with its own style and character. Stately Colonial Revivals feature louvered shutters, brick chimneys and columned porticos, while Tudor Revivals stand out with half-timbering and steeply pitched gables. Craftsman bungalows and split-level homes add to the mix. “People like to see the historical features — old gumwood trim, original hardwood floors, stained-glass windows,” says Corey Wild, a Realtor with Keller Williams Realty Greater Rochester and more than 19 years of local experience.

The median sale price sits in the upper $200,000s, higher than North Winton Village but lower than Cobbs Hill. Prices range from the lower $200,000s for modest homes to the mid-$500,000s for larger properties. “Houses do not last around here because there’s not a lot of inventory in Rochester,” Wild says. “A lot of investors are interested in this area.” Residents are roughly split between homeowners and renters.

Understanding Rochester’s school choice program

Browncroft is part of the Rochester City School District’s Northeast Zone. The district offers school choice, which allows families to choose an elementary school within their assigned zone or a citywide school. All secondary schools are citywide. Austin Steward Elementary School No. 46 is within walking distance of many homes. At East Upper & Lower School, teens may take dual-enrollment courses for credit at the University of Rochester.

Browncroft is mainly residential, but Winton Road is a lively strip with steady foot traffic and a lineup of well-loved, locally owned businesses. “Winton Road is a happening district,” Wild says. Neighborhood favorites include:

  • Balsam Bagels, a family-run cafe-bakery known for its artisanal breads and creative treats, including fan-favorite bagel dogs
  • Winfield Grill, a longtime staple cooking up classic American comfort food in a laid-back setting
  • The Silver Iguana, a casual cantina serving craft margaritas and brunch bites like candied-jalapeño breakfast burritos
  • Wildflour, an Italian restaurant offering homemade pasta
  • Captain Jim’s Fish Market, a trusted go-to for fresh seafood

Play sports and explore the outdoors in Browncroft

The 82-acre Tyron Park offers a rustic escape along Irondequoit Bay, with a wide range of outdoor activities, including:

  • Hiking and mountain biking on more than 10 miles of shaded, wooded trails
  • Birdwatching for species such as blue jays, red-eyed vireos and bald eagles
  • Fishing for largemouth bass, yellow perch and brown trout

Easy to get around from Browncroft

Browncroft is walkable, bike-friendly and lined with Regional Service bus stops. State Route 590 leads directly downtown.

The Browncroft Neighborhood Association supports community

Residents can be more active in the community through the Browncroft Neighborhood Association, which hosts town halls, supports the neighborhood watch and brings neighbors together with events like the Summer Family Picnic and Winter Gathering Buffet. The association also organizes a popular biennial garage sale, an all-day event that includes food trucks and plenty of secondhand finds. The nearby Winton Branch Library offers a steady lineup of events, too, from film screenings and gardening classes to children’s storytime and teen clubs.
