A community-oriented neighborhood

Situated 10 miles out from downtown Sacramento is Meadowview, a diverse and community-based neighborhood. Meadowview's Neighborhood Association is a core component of the area, holding regular events for its residents. A highlight is the several parks scattered throughout the place — residents often take their kids to the playground or walk on the trails. The prices of properties in this neighborhood are significantly lower than those of homes in neighboring areas, according to Susan Lawrence-Nunley of Birdie Real Estate, a native Sacramento resident. "The homes are much more affordable in Meadowview," she says. "It was originally built more as a bedroom community and is a good mid-point commute." Houses start at $365,000 and go up to $700,000 for newly constructed properties.

Ranch and bungalow living

Most homes were built during the 1960s, resulting in architectural styles like ranches and bungalows. The neighborhood is split between homeowners and renters, with 47% of residents renting and the remaining 53% owning. When walking around the area, newcomers can expect to see beige-colored houses sitting within close proximity of each other, coming with front and back yard space. There are also sidewalks and ample street parking available.

Career Pathways at Luther Burbank High School

Children can begin their education at John Bidwell Elementary School, which earns a C-plus rating from Niche. Students can then continue at Rosa Parks Middle School and Luther Burbank High School, which receive C and B grades, respectively. Luther Burbank offers multiple programs to its students, such as a Spanish and Hmong language program and the International Baccalaureate diploma program. The Career Pathways stands out in particular, with mentorship for the trades industry, health & health services, global studies, law & social justice and media arts & technology.

Enjoying the day at LeVar Burton Park

Residents have several options when it comes to green spaces. The LeVar Burton Park, named after the Star Trek and Roots actor, is a plot of land that spans 3 acres south of Meadowview Road. The park offers a playground, volleyball court, basketball court, open fields and walking trail. This park also features native plant areas and mini forests, making it ideal for birdwatching. Another spot is Meadowview Park, an 8-acre green space featuring a playground, basketball court, soccer field and picnic area.

Shopping & dining in Meadowview

Located by the Sacramento River is the Delta Shore Shopping Center, a plaza that houses regional and nationally recognized retailers such as Chipotle, GNC, Old Navy and Dicks Sporting Goods. For a local establishment, residents can head to Las Islitas, serving authentic Mexican cuisine and beer. Several neighborhood grocery stores, such as Smart & Final Extra and Food 4 Less, are nearby. There are also local Asian businesses to support, like Shun Fat Supermarket, 99 Ranch Market, and Seafood City.

The Meadowview HOA

The Meadowview HOA holds general meetings every third Wednesday at the Pannell Community Center, open to all residents. The organization's latest development is the Meadowview Farmers Market. Councilmember Mai Vang secured $500,000 for its creation to address food insecurity and promote a healthier community overall. The market runs from February to October.

Traveling with the Meadowview Light Rail

Meadowview is next to Interstate 5, which residents can use to travel into downtown Sacramento, about a 9-mile drive away. Public transportation options, such as bus stops on 21st Street, Florin Rd, and the Meadowview Light Rail Station, are also available.

The prices are affordable for a simple meal. Buffets are now degrading because the quality of food is now decreasing, yet the prices are too high. I tend to be more satisfied with restaurants that offer good quality food for a decent price.

Housing in these area are great, it just depends on the previous owners, whether they are willing to maintain the house properly or not. The worst part, well their aren't any. I've been every in these area and have not seen any worst place to live in.

In my area, you could get pretty much everything, it's just not as good as other areas or richer areas. People are able to afford the things in the area, but just not as much as fortunate people. There's a few stores around the area, so it's easy for people to go shop and buy what is needed.
