Sacramento neighborhood built by multiple generations
Upscale, midcentury ranch homes line the hilly streets of South Land Park, just a few miles south of Downtown Sacramento — but it’s not just another postwar suburb. “I take a lot of pride in this area since my grandfather developed a lot of it in the 1950s,” says Michael Glascock, a real estate agent and third-generation Sacramentan raised in this part of town. “The names on the street signs aren’t just names. They’re the people that built this place. People came back from the war and tried to build neighborhoods that were open to everyone. South Land Park was one of the first neighborhoods to be integrated, and my grandfather was instrumental in that.”
Lush foliage, tall trees and low, lilting hills round out the neighborhood scenery. Walking with her black labrador on a chilly fall day, longtime resident Sherry Potter says that, even when the leaves have mostly fallen, “it’s a beautiful place for a stroll.”
Diversity is one of the neighborhood’s strongest assets, says Realtor Samantha Tov of Portfolio Real Estate, who’s lived in the neighborhood for nearly 20 years. “You’ve got people from all backgrounds and nationalities here, and you really see that reflected in the shops, the restaurants and the sense of community here,” she says.

Eichler homes, fixer-uppers and renovated properties
Midcentury modern architecture is a staple of South Land Park. The most prominent example is Joseph Eichler, who developed most of this neighborhood with his signature ‘Eichler homes.’ A mile-long stretch of these homes now sits along South Land Park Drive, designated as a historic district by the City of Sacramento in May 2024. “That stretch is really what people fall in love with,” Glascock says. “Those Eichler homes are in a flatter area, but that street starts on a hill. You have very few hills in Sacramento, but we have some of them here.” Many homes are partially or fully renovated, but fixer-uppers can still be found throughout. They start at $240,000 and top out at $450,000. Updated properties, with more renovations and double the space, go from $500,000 to $1,000,000. Most homes are owner-occupied, as renters are only about 30% of the market.

Land Park and the Sacramento River Bike Trail
William Land Regional Park, just north of the neighborhood, is one of Sacramento’s best-known public parks. It’s home to Fairytale Town and Funderland Amusement Park, which features kid-friendly rides such as the teacups and carousel. “It’s kind of a right of passage when you live around here to have your kid’s birthday party in the Fairytale Town castle,” says Glascock. William Land Golf Course is on the east side of the park, and it’s a public 9-holer that’s been around since 1924. Other amenities include soccer, baseball and rugby fields. Just west of Land Park, the Sacramento River Bike Trail runs about 15 miles along the riverbank.

Diversity in Sacramento City Unified School District
John Cabrillo Elementary and Sam Brannan Middle are in the northern part of the neighborhood, and they both get C grades from Niche. Both campuses have attached green spaces: Cabrillo School Park has a soccer field, and Brannan School Park has a baseball diamond. About 3 miles south, John F. Kennedy High receives a B-plus from Niche. It also ranks as the 10th most diverse public high school for Sacramento County, ahead of 81 others. Sacramento City College, just east of South Land Park, is a public community college with around 19,000 students.

Local spots on Freeport Boulevard, more on Florin Road
Freeport Boulevard runs along the neighborhood’s east side. It offers fast food and local spots, with an emphasis on Asian food. The Izakaya is a casual Japanese eatery that specializes in noodle dishes and sushi, and YD Torfu House has traditional Korean fare. Mahoroba Japanese Bakery offers pastries filled with matcha, bean paste and other eccentricities, and Oto’s Marketplace is a Japanese grocer that does takeout sushi and bento. “I love our small businesses,” says Glascock. “They’re the unsung heroes that keep our neighborhood together. New Lai Wah is an underrated Chinese restaurant, for instance, and Barrio is a hotspot cafe that people really appreciate.” The nearest grocery stores are Raley’s and Sprouts Farmers Market, both within the neighborhood.

Short trip to Sacramento, just up Interstate 5
Interstate 5 follows the Sacramento River north, and commuters have about a 6-mile trip downtown. Most people make the 10-minute drive, but the No. 102 bus goes along this freeway and takes about 30 minutes. Freeport Boulevard provides another alternate route, but rush-hour traffic applies in any case. Sacramento Executive Airport is in the neighborhood and is mainly used for chartered flights, flight training and repairs. It does have a noise abatement program in place.
