Landmarks and legends in South Sacramento
Upper Land Park has been around since the 1850s and has some of Sacramento’s most famous landmarks — Old City Cemetery, Vic’s Icream Cream and the Sacramento Zoo. It draws tourists from across the city. But longtime residents know the real story of this neighborhood. “There was an old saying,” says Michael Glascock, a real estate agent and third-generation Sacramentan. “’Don’t be fooled. Upper Land Park is not Land Park.’ It wasn’t meant in a bad way. We just meant Upper Land Park was its own thing. It’s an older neighborhood, and being closer to downtown makes commutes easier.” Riverside Boulevard separates these two neighborhoods: Land Park is east of this thoroughfare, whereas Upper Land Park is west toward the Sacramento River. The B’nai Israel Temple marks the southern end of Upper Land Park; tree-lined streets lead north toward apartments and the Broadway shopping district. Professional sports, farmers markets and other events are about 2 miles north toward downtown.

A few paces from downtown Sac
Upper Land Park is about 2 miles from downtown Sacramento via Riverside Boulevard. Residents can walk or bike up this thoroughfare to get to work, or they might take the bus. The No. 11 has a station on Land Park Drive and 7th Avenue, and the ride is about 30 minutes. Driving only takes about 5 minutes, but city parking and traffic can increase travel time. Interstate 5 runs along the west side of the neighborhood, and the Business 80 freeway is on the north side. For bigger trips, Sacramento International Airport is 13 miles north.
Public transportation is easily accessible to Upper Land Park residents.

Downtown Sacramento: a hub of activity
Capitol Mall Farmers Market is the biggest market in the city: farm-fresh vendors line 7th Street every Wednesday from May through October. The Farm-to-Fork Festival is held here in September, too, featuring cooking demonstrations and local bands. Only a block away on L Street, the Golden 1 Center hosts concerts and Sacramento Kings basketball. The Downtown Sacramento Ice Rink is next door in the winter, and the St. Patrick’s Day Parade & Festival happens nearby in March. This event usually brings over 40,000 attendees. For something smaller, local bars host trivia and game nights year-round.

Fresh apartments and historic bungalows
While apartments make up a large portion of the neighborhood, Upper Land Park's housing prices are slightly lower than in neighboring Land Park. This is due to smaller homes and lots, as neighbors are closer together. Two-bedroom condos are newly built in the northwest, and they’re between $385,000 and $500,000. South of McClatchy Way, most houses were built between the 1920s and 1950s, and they likely need renovations. Two-bedroom bungalows are between $470,000 and $670,000. Three-bedrooms are on the upper half of this range, but freshly updated properties can go up to a million. First-time buyers are drawn to this neighborhood, as the median age of this population is 32 years. Even so, homeowners are only about a third of the market, and renters make up the majority. Properties sell in an average of 32 days, quicker than the national average of 43 days.

Eating along Riverside Boulevard and Broadway, nearby grocers
Riverside Boulevard runs along the east side of the neighborhood, and it has some of the most popular food spots in the city. In the south, Vic’s Ice Cream has been a neighborhood — and Sacramento — staple since 1947. “When people do move away and come back, Vic’s is where they tend to end up,” says Glascock. “It’s ingrained in you if you grew up here. When you have that chocolate malt or that cheese dog, it gets in your blood. You have to have it. It’s only made that way by the one person in that one location.” Toward the north, Masullo specializes in upscale pizza and other Italian dishes. Riverside Clubhouse is nearby for contemporary American fare, and its patio has lots of outdoor seating. Connected to Riverside Boulevard, Broadway has other popular spots, such as Tower Café and Queen Sheba Ethiopian Cuisine. “Nobody really knows it’s there because it doesn’t have a sign, but Jamie's Broadway Grille is a longtime staple,” says Brendan Delaney, a Sacramento native and a real estate agent with NextHome Apex Realty. “It’s been on 'Diners, Drive-Ins and Dives' with Guy Fieri.” Sunh Fish Co. is a local grocer for fresh seafood here, and Target is right across the street. For more shopping and dining, downtown Sacramento has a different option on almost every block.

Land Park, Miller Park and Old City Cemetery
William Land Regional Park is the biggest park in the city, and people in Upper Land Park are within walking distance. Established in 1937, this longstanding green space is home to the Sacramento Zoo, Fairytale Town and Funderland Amusement Park. William Land Golf Course is also here, and it’s a well-known 9-holer that’s open to the public. For nongolfers, the park has fields for rugby, baseball and soccer, and paved trails run for over 2 miles. Miller Regional Park, a nearby park along the river, has a boat ramp and the Sacramento Marina. This is the only off-river dockage marina in the city, and it offers overnight guest docking by request. Sacramento Historic City Cemetery is a mile east, and its 1849 build date makes it the oldest cemetery in the city. The hilltop grave of Mark Hopkins, an old railroad executive, also marks the highest point in town — a whopping 33 feet above sea level. Visitors can take a walking tour of the flower gardens, and for Halloween, Lantern Tours is a spooky fundraiser for the Old City Cemetery Committee.

Walkable to Sacramento City Schools
Most students attend Crocker/Riverside Elementary on the neighborhood’s south side. It gets an A-minus from Niche and has before- and after-school programs such as Early Engineers and Firefly Art. “The parent participation is like that of a private school, and the staff is very involved,” says Glascock. Northernmost students likely go to Leataata Floyd Elementary, and Niche gives this school a C. Either group can enroll at California Middle; it’s just east of the neighborhood and rated a B. Its SPARK Program provides opportunities for students of all abilities, mixing general education and advanced teaching for language arts, history and science. About a half-mile east of this campus, C.K. McClatchy High gets a B-plus, and it’s the oldest high school in Sacramento. The school opened in 1937 and was designed by Starks and Flanders, an architectural firm that also designed landmarks such as Elks Temple and the Sacramento Courthouse. Sacramento City College is just east of Land Park, and it’s a public community college with almost 20,000 students.
