Coulter sits on the east bank of the Saginaw River in the far south of Saginaw. “If homebuyers are looking to be in a more secluded area, they are going to want to live here,” says Marquaveon McKinney, a local Realtor with Bay Realty Michigan. “There aren’t really any stores around. It’s away from the city, but still not that far.” Historically, the east side of Saginaw has faced economic hardship, and the median household income is now $17,465 compared to the citywide median of $37,298. Coulter also receives a CAP Index crime score of 10, the highest score possible. However, the public school district has made strides in providing students with opportunities to succeed at a new high school. Coulter’s winding residential streets are lined with two- to four-bedroom ranch-style homes from the 1930s and ’60s, selling for $40,000 to $120,000.
