Lackland City is the neighborhood immediately surrounding Lackland Air Force Base, which naturally affects the community demographically and culturally. Historically, the area’s always been occupied by military families, with no shortage of demand in the housing market due to the city’s consistent investment in Lackland and the surrounding military bases. “Everyone who joins the Air Force goes to Lackland for basic training. It has a huge footprint on the community,” says Tasha Koltermann, who’s been selling real estate in San Antonio for over 20 years.

Proximity to downtown San Antonio

The Lackland Air Force Base borders Lackland City to the north, and this proximity is the primary selling point for many buyers. The neighborhood is about a 20-minute drive from downtown San Antonio, 15 minutes from the nearest hospital, Baptist Neighborhood Hospital, and 25 minutes from the San Antonio International Airport. VIA Metropolitan Transit serves Lackland City with bus routes throughout the neighborhood.

Shopping at the flea market and dining at Mexican restaurants

Mornings in Lackland City start at VP Kolache & Donut, a charming local shop serving a mix of donuts, kolaches and breakfast sandwiches. Some opt instead for huevos rancheros at Claudia’s Restaurant, and later in the day, they get enchiladas from Taqueria Tequila Jalisco or head to El Coquí for a Puerto Rican buffet. Residents can get some snacks and other essentials from Fiesta Grocery or Family Dollar, but for a bigger grocery trip, they head to Walmart or H-E-B. On weekends, locals head south of the neighborhood to Traders Village, a giant flea market with over 1,000 vendors; plus, there’s live music, amusement rides and lots of food.

Ample outdoor space for residents to enjoy

For many buyers, the ample outdoor space offered by Lackland City is a significant draw to the neighborhood. Miller’s Pond Park and Pearsall Park offer extensive recreational amenities, the former being a popular site to go fishing and the latter housing a skate park, bike park, dog park and wooded trails. Smaller neighborhood parks like Gateway Terrace Park and Carmona Hills Neighborhood Park provide residents convenient access to playgrounds and green space, and Solana Ridge Park has a pool where residents go to cool off in the summer.

Plentiful new traditional housing

In Lackland City, most active listings are newly constructed or soon-to-be-constructed homes, mostly in varying new traditional designs, and inventory is plentiful. “This is where all the homebuilders are on the south side — between 410 and 1604,” Koltermann says. Older homes in the area tend to be bungalows or ranch-style homes. Most homes in the neighborhood have three or four bedrooms, offering plenty of space for growing families, and they sit comfortably on their lots, not crowded by their neighbors. The homes’ proximity to each other provides a typical suburban sense of community, and the total lack of urbanization in the surrounding area leaves the neighborhood with an almost rural serenity. Residents like that a completely open sky hangs above them, unobstructed by the taller buildings they’d find closer to the center of San Antonio. Prices in Lackland City tend to fall between $150,000 and $350,000, with a median list price of about $250,000. “Investors love Lackland City,” Koltermann says. “It’s a great area to flip houses. You can usually get great deals, flip them and sell them quickly.”

Learning in Lackland City

Students in Lackland City attend Five Palms Elementary followed by Dwight, Shepard or Zamora Middle School. All of these schools received C-minus ratings on the educational review site, Niche. Then, they continue to West Campus High School, which has yet to be rated on Niche. At West Campus High, students can take dual credit courses through Palo Alto College or Texas A&M University-San Antonio. Parents interested in alternative education options can send their children to the private Crossroads Christian Academy or Valley Hi Baptist Academy or the charter IDEA Brackenridge Academy.

Hanging out at Traders Village and the Johnston Library

At the Johnston Library, residents can get to know their neighbors through ongoing programming like craft clubs, family story times and history lessons. South of the neighborhood, Traders Village puts on events like a Cinco de Mayo concert, anime conventions and an annual Hawaiian festival.
