Northern San Bernardino enclave near the mountains, freeways and a university
Tucked against the San Bernardino Mountain foothills, the University District neighborhood is a residential haven with an educational heart . The California State University-San Bernardino campus is centrally located in the area, giving the neighborhood a unique feel. Once farmland, the area around the university grew at a different rate than the rest of San Bernardino, turning the district into its own community. “It’s a little more up-and-coming. People are drawn to the good schools, the quiet atmosphere and the proximity to the mountains,” says David Matta, a Realtor with Realty Masters & Associates with 20 years of experience and area resident. “The University is a big draw, too. It’s home to a large ancient Egyptian museum and an observatory. The neighborhood is near lots of restaurants, shopping centers and parks.” Depending on the route, downtown lies between five and eight miles away, and nearby freeways connect to major interstates. The commuter college doesn’t provide much nightlife, but locals often see students relaxing on the library lawn.

Numerous food options and nearby shopping choices
There’s a variety of locally owned and quick-service restaurants around the college on Kendall Way or University Parkway. Nonna’s Italian Restaurant makes all its dishes fresh to order and is known for its large portions and low prices. Mita’s Mexican Food is the originator of the Big Burrito. They come in three-foot or six-foot versions and can feed up to 30 people. Of course, there are regular-size dishes, too, but for the brave, there’s a monthly Big Burrito eating contest. Campus Crossroads sits at the neighborhood’s edge and offers an assortment of eateries and services. Nearby Ralph’s, Stater Bros. Markets and Walmart keep residents in easy proximity to produce and pantry items. Renaissance Marketplace is just down the road in Rialto and is home to large retailers like Ross, Five Below and Ulta.

Local parks and university events
The community doesn’t have a dedicated green space in its borders, but several are just minutes away by bike or car. Lionel E. Hudson Park is home to a short walking path, two playgrounds and a volleyball court. There are also picnic areas and grills for quiet days outdoors. On Kendall Way, Littlefield Shultis Community Park contains two playgrounds, open space for hangouts or small soccer games and a multitude of benches. The college offers recreation options for the community, too. The James & Aerianthi Coussoulis Arena is a significant draw on the CSUSB campus, holding over 4,000 sports or concertgoers. The San Bernardino Valley Water Conservation Demonstration Garden covers over an acre of campus with themed gardens and displays to promote water-saving methods in the area. Another anticipated event is the annual Coyote Fest. This end-of-the-year campus party has carnival rides, games and live entertainment and is free for all community members. The adjacent San Gabriel and San Bernardino foothills offer miles of hiking, biking and equestrian trails, too.

Hillside community with a wide variety of housing options
“It’s an amazing area overall. You’re nestled against the foothills, and it’s one of the last opportunities to find entry-level housing before the 210 heads south,” says Christopher Cervantez, a Realtor at eHomes with 20 years of experience. The district was a small farming community before the 1940s and ‘50s, and another wave of construction came in the 1960s when the college opened. There’s an assortment of Spanish-inspired houses, ranch-style homes, apartments, condos and townhouses. The neighborhood is evenly split between renters and owners primarily due to university students. “A lot of people come here for the lower cost of living. People from the greater LA area are commuting from or relocating to the University District area,” says Matta. Homes sell for an average price of $412,000 after 40 days on the market, although the entire price range begins around $300,000 and continues into the high $600,000s.

Local primary and secondary education options
Students attend Niche B-minus-rated Bob Holcomb Elementary, C-rated Shandin Hills Middle and B-plus-rated Cajon High. The three are in close proximity, and students often walk to school. Cajon High offers four academic pathways, after-school tutoring and a college and career center. The nearby California State University-San Bernardino campus provides more than 70 bachelor’s, master’s and doctoral degrees, as well as professional certifications and education credentials.

Easy access to major roadways and green transportation options
The neighborhood is convenient to the 210 and 215 Freeway interchange, so on-ramps are easy to find. Kendall Drive and University Parkway are the busiest streets in the area, but the traffic noise remains moderate to quiet throughout the district. “There’s a pretty robust bus system. Double buses travel on special lanes to and from the college,” says Matta. Bike lanes are plentiful around campus, too, and sidewalks connect the area.
University residents can catch a bus that frequently picks up and drops off from CSUSB.
Route 215 connects residents of University-San Bernardino to the best of the Inland Empire.

Houses of worship
Nine Protestant and Catholic churches are within 2.5 miles of the neighborhood, and some offer services in multiple languages.
The Church of Jesus Christ Latter-day Saints can be found just outside the CSUSB campus.
San Bernardino Baptist Church can be found off 48th St in the University neighborhood.

Environmental factors
The area has a risk of wildfires, which the city combats by keeping flammable debris to a minimum and ensuring all buildings are constructed with fire-resistant materials. San Bernardino County Fire Station 227 is also only 2.5 miles away to help keep any errant blazes from spreading.
