Tucked in northwestern Los Angeles, the small city of San Fernando is a neatly laid pattern of lively streets close to the San Gabriel wilderness. It’s nicknamed “The Mission City” because its southwestern San Fernando Mission Boulevard leads directly to the Mission San Fernando Rey de España established in 1797 just a mile away in neighboring Misson Hills. It’s also famously where pop legend Ritchie Valens attended San Fernando High School.

Well-equipped San Fernando and Las Palmas Parks

In keeping with its small-city character, community gathering spaces are integral to San Fernando's lifestyle. At San Fernando Recreation Park — which includes an aquatic center with an Olympic-size pool — dozens of civic groups organize the city's annual Fiesta, bringing together community services, carnival rides, food vendors, and local musicians. Holiday events and bike months

The spectacular Día de los Muertos festival every October is one of the city's star events, bursting with altars and mariachi bands. The festival kicks off with an all-ages San Fernando Valley Mile run and continues with celebrations at City Hall and local schools. San Fernando also proudly proclaims "bike months," encouraging biking, rather than driving, to parks, activities and classes.

San Fernando Mall, La Michoacana ice cream

Locals can walk or bike to the San Fernando Library Plaza on Maclay Avenue or shop and dine at San Fernando Mall, stretching for blocks near the city's heart. San Fernando's hot spot for collectors and browsers is the San Fernando Swap Meet, which has been going strong for over 35 years. San Fernando Brewing Company features a tasting room, outdoor seating and daily food trucks serving local cuisine. For cooking at home, groceries are convenient at El Super, which connects to the colorfully decorated La Michoacana Plus ice cream shop.

1920s to modern Mediterranean-style homes

A-grade Cesar E. Chavez Academies

Public schools are within the Los Angeles Unified School District, which earns a B-plus from Niche. Kids start at one of several elementary schools, including San Fernando and Morningside, both given a Niche C-plus, or O'Melveny, which earns a B from Niche. According to Niche, San Fernando Middle has a 16-to-1 student-teacher ratio, and extracurriculars include video gaming and kindness clubs. In its own school district, PUC Nueva Esperanza Charter Academy offers a middle school option that Niche gives an overall C-minus. This charter school is one of 14 public charter schools comprising the Partnership to Uplift Communities, focused on increasing college graduation rates. San Fernando High, where Ritchie Valens attended, earns a B from Niche. Cesar E. Chavez Academies, or Valley Region High, earns a Niche A-minus and combines four public charter high schools on one campus.

Metrolink and easy freeway access

Commuters can connect with Metrolink buses and trains via stops on Truman and Hubbard Streets. Interstates 5, 210 and 405 are easy to access, and residents can reach Downtown LA or the LAX Airport in about 25 or 30 miles. The city's website touts San Fernando's exemplary services, lower business taxes and a lack of utility tax, versus LA. Machado says the city is also known for fast police response to emergencies.

Araceli Salcido, a Realtor with Goodlin Real Estate, adds, "People are also looking to move here because it's close to employment opportunities, and the movie-making companies like Warner Brothers and Disney Studios are not far." Major local employers include Providence Holy Cross Medical Center, which employs about 1,000 people, the Los Angeles Unified School District and area entertainment-industry companies.
