Located in the southeastern corner of San Francisco, and somewhat isolated from the rest of the city, Bayview is an up-and-coming neighborhood known for its colorful row houses and expanding food scene. One of the biggest perks of living here is the weather: while the rest of San Francisco might be shivering under a thick blanket of fog, Bayview often enjoys clear skies and sunshine thanks to its unique position in the city. For a long time, the area was one of SF’s more overlooked neighborhoods, but it has undergone significant revitalization in recent years. The energy is particularly noticeable along Third Street, which has become a magnet for unique vendors and small businesses.

Vibrant row houses and modern condos
The local housing inventory is more diverse than most San Francisco neighborhoods. Walking the streets, you’ll see a mix of colorful early-20th century row houses and ranch-style homes, along with a growing selection of more modern townhouses and condo buildings. “It’s a nice place if you’re on a bit of a budget and you’re looking to find a home that’s not too far from downtown,” says Realtor Cecilia Mu of Century 21 Real Estate Alliance, who has worked in the area for nearly 20 years. “It can feel kind of set aside from the rest of the city, which isn’t a bad thing if you’re looking for something more low-key.” As with most residential areas in SF, front yards are minimal or nonexistent, while well-maintained backyards and patios are common. Most of Bayview is relatively flat, but it does get a bit hilly near Hilltop Park on the east side of the neighborhood. Condos usually sell from the low $400,000s to the high $700,000s, while single-family homes sell from the low $600,000s to around $1.4 million.

Multiple commuting options
“It’s definitely one of the more conveniently located neighborhoods,” Mu says. “You’ve got two highways right there, plus the Third Street tram.” The Muni light rail’s T line runs along Third Street, offering direct commuting to several east San Francisco neighborhoods as well as downtown. Interstate 280 and U.S. Route 101 both border the neighborhood, providing straightforward commuting routes. San Francisco International Airport is roughly 10 miles due south via the 101. Several bus routes run along neighborhood streets.

Lots of green space around the neighborhood
Bayview residents are within walking distance of several top-notch green spaces. Hilltop Park is the crown jewel of the neighborhood, featuring a massive sundial that doubles as a community amphitheater and a modern playground and skate park. Closer to the water, India Basin Shoreline Park provides a quieter escape with walking and biking paths along the edge of the bay. On the south side of the neighborhood, Bayview Park and Candlestick Point State Recreation Area offer hiking trails, picnic areas and water access.
