Fairgrounds in San Jose, California, is a primarily industrial neighborhood about 3 miles from downtown. Only a few residential pockets are tucked between the area’s warehouses, auto shops, hardware suppliers and government buildings. Springbrook is one of the main residential communities here. This 1990s HOA-managed condo complex offers two- and three-bedroom units. Nearby, a small subdivision along Senter Road has multifamily homes from the 1960s that are usually leased rather than sold. On the opposite side of the neighborhood, Pepper Tree Estates at Monterey and Tully roads features manufactured homes from the 1960s through the 2020s. Kelley Park is one of Fairgrounds’ biggest attractions, with picnic areas, a disc golf course, Happy Hollow Park & Zoo, the Japanese Friendship Garden and History Park. Across the street, Excite Ballpark draws crowds for San Jose Giants games. Other local attractions include the Sharks Ice skating complex and San José State University’s CEFCU Stadium. The neighborhood gets its name from the Santa Clara County Fairgrounds along its edge, a major event venue that can bring both energy and heavier traffic during large gatherings. Fairgrounds is mainly car-oriented, with quick access to state Routes 82 and 87, Interstate 280 and Highway 101. The area also has VTA bus service, a nearby Caltrain station in Tamien, bike lanes on major roads and the Coyote Creek Trail. Everyday shopping and dining is along Monterey and Senter roads, where big-box stores, national chains and local restaurants sit side by side. Larger retail hubs are a few miles away.
