One mile from downtown Santa Monica, Ocean Park is a uniquely walkable neighborhood on the Pacific. A coastal community with green space to spare, Ocean Park sits along miles of beachfront and is dotted with beautiful public parks. One-lane Main Street is a retail and restaurant hub with a small-town vibe, lined with mom-and-pop shops. “It has that sort of appeal for people who want to live in Santa Monica and want the beach but don’t want that busy touristy feel to it,” says Compass broker Nitzan Lumer, a one-time resident of over a decade who still owns in the neighborhood. “It’s nice not to have that hotel crowd and taxis, and people feeding off that tourism. It’s more of an LA neighborhood with people who are living here full-time.”

Set on the beach with many local parks
As the name suggests, Ocean Park has direct access to the Pacific coast. The sounds of the waves crashing set the mood at Santa Monica State Beach, a two-mile stretch with a picnic area and a bike path. The iconic pier and promenade in the distance provide a world-class view of one of the most recognizable landmarks in California. “Ocean View Park is a beautiful, dog-friendly green space with walking trails,” Lumer says. “The area is pristine and a great place to watch the sunset. It’s an extraordinary place to be in the summer.” Every home in Ocean Park is walkable to any of nearly a dozen community parks in and around the neighborhood. There is a sloping lawn with a path and partial ocean views at Hotchkiss Park, set a few blocks back from the beach. Mature shade trees and towering coastal palms surround the park. Dorothy Green Park is beach-adjacent, with a playground, picnic areas and public art. The atmosphere is laid-back, and bike rentals allow visitors to enjoy an incredible stretch of scenery.

Beachy bungalows and contemporary stunners
Ocean Park has a broad mix of housing inventory, with single-family homes lining many streets, interspersed with condos, townhouses and low-density multifamily units. The bulk of the homes were built between the turn of the 20th century and the 1950s, with a heavy emphasis on beachy bungalows and cottages, as well as Craftsman-style homes. There are also some larger vintage homes and contemporary stunners built on teardown lots. Some classic homes have been thoughtfully renovated with modern appliances, hardwood floors and open concepts, but they retain vintage charm. "Homes are small, lots are small, so you get some face-time with the neighbors," Lumer says. Single-family homes range in price between around $1.5 million for a two-bedroom bungalow and $4.75 million for something expansive. Condos and townhomes range from $600,000 for a cozy one-bedroom to over $3 million for something with over 2,000 square feet and ocean and mountain views from a rooftop deck. Multifamily investment properties list between $1.6 million and upward of $7 million. "You're getting better value here than North of Montana, but you're still getting all the luxuries of beach living," says Douglas Elliman Realtor Kevin Krakower, who has been in real estate for over a decade.

Year-round farmers market and Day of the Dog
From year-round farmers markets to comedy shows to seasonal events, greater Santa Monica maintains an active community calendar. Live music is performed on multiple stages at the Main Street Summer Soulstice in July. Day of the Dog takes place in September and is a can’t-miss event for dog lovers to connect with pet-focused exhibitors. Events include a pool party with a DJ, canine cabanas, dog races, yoga and a superhero photo booth. From November through January, Ice at Santa Monica is a winter wonderland with an 8,000-square-foot ice-skating rink. Main Street Holiday Festivities in December include a tree lighting at the California Heritage Museum, festive events held by store owners and a candlelit walk to the famous Shopping Cart Tree.

Mom-and-pop shops and restaurants on Main Street
Ocean Park’s shopping and dining scene centers around Main Street. “It’s super charming. There’s a good mix of up-and-coming restaurants and some cool old places that have maintained over the years,” Lumer says. “On the weekend, if you don’t want to leave your walkable little bubble, you’ll be happy because you have so many great restaurants.” People love the smash burgers at Heavy Handed, a colorful local burger stand with rows of outdoor seating, bright red umbrellas and a dog-friendly patio. Crudo e Nudo is a seafood-focused raw bar known for oysters, caviar and squid ink rice. “They’re definitively having a moment right now. They’re pretty popular,” Lumer says. The Victorian is a popular place for drinks, with a big swing from day to night. During the day, there's outdoor seating and room to spread out, but at night, it gets packed with DJs and dancing. There is a Gelson's for stocking up on groceries. “Honestly, in this neighborhood, you could put a towel over your back, put a backpack on and go to the beach, and within a couple of hours get a bite to eat or drink anywhere along several blocks of great places,” Lumer says.

Santa Monica High School's project based learning
Santa Monica-Malibu Unified is one of the best school districts in greater Los Angeles, with an A-plus grade from Niche. According to Niche, the school district and teachers are in the top 5% of all California schools. “The schools have a big appeal to buyers in this area,” Lumer says. John Muir Elementary and John Adams Middle both get an A. Known for celebrity alums like Emilio Estevez, Rob Lowe and Carson Daly, Santa Monica High School is graded A-plus. SMHS focuses on PBL — project based learning — for college-bound students engaged in personally meaningful projects. PBL means smaller class sizes and parent and community involvement. Students can take courses at Santa Monica College to deepen their education.

One mile from downtown Santa Monica
Downtown Santa Monica is a walkable mile from Ocean Park via Main Street, a prominent thoroughfare with bus routes and bike lanes, and traffic lights every few blocks. There are bus routes that run on Lincoln Boulevard. “It has a feeling where you don’t have to rely on a car. You don’t have to look for parking or grab an Uber; there's something very freeing about that in LA,” Lumer says. "Because it's flat and near the beach, you can hop on a bike and go to Venice or wherever." The neighborhood is around 15 miles west of Los Angeles, a drive that can take almost an hour during unpredictable rush hours. Providing access to all of greater LA, Lincoln Boulevard connects to I-10 a few blocks outside Ocean Park. The 10 is elevated and not directly bumping up against the neighborhood, so highway noise is not much of an issue. Santa Monica Airport is in neighboring Sunset Park, but there are no commercial flights, so most residents fly out of Los Angeles International, 14 miles south. UCLA Santa Monica Medical Center is about 2 miles away via Cloverfield Boulevard.
