Greenwood, a trendy Seattle neighborhood
Greenwood draws homebuyers with its vibrant nightlife, diverse dining, access to big-box retail and athletically focused greenspaces. The area continues to be sought-after among young professionals who work in the city's booming tech industry, which includes companies like Microsoft, Amazon and Rokt. As a result, the area continues to incorporate new businesses and housing. "There have been a lot of new restaurants and coffee shops in recent years," says Realtor Dustin Van Wyck, who sells homes in the neighborhood with Windermere Real Estate/Capitol Hill. "There have been a lot of redevelopments, including townhomes, apartments and single-family homes. So, the area has definitely been a hotspot for people to move to within the city of Seattle." The community is colorful, both in its diverse cuisine and pop-infused murals. The neighborhood's housing and public infrastructure have been damaged in the past because Greenwood was built on top of a bog, which can cause building settlement.
Turn-of-the-century homes and newer builds
Most homes range in price from $400,000 to $1.4 million. A one-bedroom, one-bathroom 1980s condo sells for about $380,000. A three-bedroom 2017 townhome ranges from $850,000 to $930,000 in value. Homebuyers can purchase a three-bedroom turn-of-the-century Craftsman bungalow for between $650,000 and $830,000. Three-bedroom 1940s bungalows are valued between $830,000 and $920,000. A two-bedroom, three-bathroom newly built modern contemporary-style house sells for around $740,000. A five-bedroom of the same type sells for between $1.3 million and $1.5 million. Greenwood is also sought-after because of the neighborhoods surrounding it. “You’re right in between Green Lake, Ballard and Phinney Ridge. Those are more expensive areas," Wyck says.

Many of the neighborhood's best shopping and dining options are on Greenwood Avenue. Folks thrift shop for urban streetwear at Lucky Dog Clothing. People often start their days with caffeine and a pastry at the Coffeeholic House, a Vietnamese-inspired cafe. Folks order pulled pork and chicken on ciabatta at Valhalla Sandwiches. Residents sip cocktails, chow down on subs, and shoot pinball at Hounds Tooth Public House or sing karaoke in the string-light-illuminated Shanghai Room, once featured on an episode of Anthony Bourdain's "Parts Unknown." La Cabaña on North 105th Street is a hit with the locals for its authentic Mexican quesadillas and tamales. The Indian-Nepali Kitchen on Aurora Avenue North is popular for its chicken tikka masala and goat biryani. Pizzeria La Rocca is a local favorite lunch and dinner spot. Residents can buy their own ingredients to cook all the dishes mentioned at the Fred Meyer on 3rd Avenue Northwest. Folks drive 2 miles northeast to the Northgate Station shopping mall, which includes retailers like Barnes & Noble and Nordstrom Rack.

Pet-friendly greenspaces within walking distance
Residents walk to Greenwood Park to play cornhole, barbecue, hit the tetherball, take their children to the play area and stroll the ADA-approved walkways. Sandel Park has basketball hoops, playsets, an open grassy field and a wading pool. Residents turn soil and plant seeds at the Greenwood P-Patch Community Garden. Folks travel about 3 miles west to walk the beach and swim in the Puget Sound at Golden Gardens Park. People visit the 90-acre Woodlawn Park to play tennis, skate and take their dogs to the off-leash dog area. At the park, people take boats out to fish for rainbow trout in Green Lake. "Some people even swim in Green Lake because it's actually pretty clean," Wyck says.

A community parade, a car show and professional sports
The Greenwood Seafair Parade has been a local favorite for over 70 years. Thousands of people line the streets to watch the bands, drill teams, floats and pirates that come to celebrate. The annual Greenwood Car Show occurs every June and is hosted by the Greenwood Knights. The event raises money for local charities and draws the community together while featuring all kinds of cars from every era. Residents catch new film releases at the AMC movie theater on Stone Avenue North. Teens take performance workshops at the Seattle Public Theater on West Greenlake Drive. People also visit the theater to participate in or watch local productions. The Greenwood Art Collective maintains a local gallery with over forty resident artists. Greenwood's branch of the Seattle Public Library holds regular family story times. Folks attend private DJ parties at Diamond Heights Elevated Events on Northwest 90th Street. People travel 7 ½ miles south via Washington State Route 99 to watch the Mariners play at T-Mobile Park and the Seahawks play at Lumen Field.

There are plenty of schools within walking distance. Children at Greenwood Elementary are 77% proficient in math and 92% proficient in reading. The school has a 16-to-1 student-teacher ratio and an A-minus Niche rating. Robert Eagle Staff Middle School students are 66% proficient in math and 77% proficient in reading. The school has an A Niche rating. Teens often move on to Bishop Blanchet High, where 99% of students go on to attend an undergraduate program. The school has a 100% graduation rate and an A-plus Niche rating.

Getting around Greenwood and Seattle
Folks travel 7 miles south to Downtown Seattle via Aurora Avenue. Downtown Tacoma is 40 miles south via Interstate 5. Public bus stops are on Greenwood Avenue North, North 105th Street, Holman Road Northwest and Aurora Avenue North. The streets are all lined with sidewalks, making the area highly navigable on foot. People drive about 19 miles south on Washington State Route 99 to Seattle-Tacoma International Airport.

It's definitely not a neighborhood where you'd "turn up" per se, but there are a good amount of unique bars and pubs in the area that offer a variety of atmospheres and drink specials. Plenty of places to grab a bite, but if you're in the vicinity always be sure to check out Red Mill Burgers. The Mill Sauce is unreal.

I have lived in Greenwood for a few years and it is hands down one of my favorite neighborhoods in Seattle. It is a close knit community of people of all ages. Lots of people starting families in this neighborhood as well as singles. Lots of nightlife and good places to eat as well as lots of shopping options.
