Maple trees, a flourishing community and high praise for amenities
While the concept of the Maple Leaf neighborhood appeared on real estate developers' maps as early as 1890, actual development didn't commence until the housing boom of World War II reached Seattle. The origin of the community's name is believed to stem from either the Maple Saw Mill situated on Lake Washington or the abundant maple trees that once flourished in the vicinity.
“It is a sibling neighborhood to Wedgwood,” says Jim Pullin, the managing broker with Skyline Properties, Inc. “There is that suburban feel to it. You can access the interstate, light rail, and some good retail stores on the neighborhood's western side.”
Maple Leaf is home to over 12,000 residents and earns an A-plus rating from Niche with public schools, nightlife, diversity, commuting and outdoor activities earning the highest praise from residents.
Midcentury modern homes and condos under $1 million
Rolling, narrow streets are equipped with wide sidewalks shaded by overhanging trees, allowing you to explore your surroundings. The community consists of condos in high-rises and freestanding buildings, as well as single-family homes which are either bungalows, mid-century modern homes or multi-level Craftsman homes that sit on compact square lots. The prices in the neighborhood are slightly lower than some of the surrounding communities, with a new construction condo will sell in the upper $600,000s on the lower end, while a three-bedroom, two-bathroom mid-century will cost in the low 900,000s. Occasionally some homes will leap over the $1 million mark. “It is the marketing of homes that drives the speed of the market in the neighborhood,” says Pullin.
Top rated schools and post-secondary educational opportunities
Children attend Seattle Public Schools, which scores an A-minus from Niche. The neighborhood school path commences with Olympic View Elementary, and then students ascend to Jane Adams Middle before earning their diplomas from Nathan Hale High. Like the district, all three schools earn an A-minus score from Niche. Nathan Hale is home to C89.5/KNHC radio station, Seattle’s Dance Music station based at the school, and allows students an introduction to media and communications careers. Students can begin their post-secondary education at the University of Washington, about 3 miles away. Established in 1861, UW is a public research university spread across over 700 acres, offering students a choice of over 180 majors. Entrepreneur Magazine recognized it as the No. 1 Undergraduate Entrepreneurship Program in the West.
Mountain views and zip line fun
Offering stunning views of Mount Rainier and Lake Washington, Maple Leaf Reservoir Park is a 16-acre neighborhood park for children of all ages. The park includes a system of pathways that run through plantings and trees, with two stairways that connect the upper and lower levels. A community gathering place, there are shelters, a children’s play area featuring a zip line, sports courts and two ball fields. Beaver Pond Natural Area is part of a series of properties that preserve green space around Thornton Creek and is a forested walking trail and another unique place to exercise.
Premiere shopping and a wealth of entertainment options
Surrounding the station is a retail hub in the Northgate Station Shopping Center, which has seen some facelifts with the station’s arrival. Northgate allows residents to shop for wardrobe staples from Nordstrom Rack, pick up summer reading from Barnes & Noble or buy everything in-between from Target. After shopping, Central Park is an ideal place to get a moment of solitude, Regal Thornton Place movie theater features the latest Hollywood blockbuster and the NHL's Seattle Krakens' practice facility offers open skating. For groceries, choose between heading to QFC on the neighborhood’s north end or swinging by the Safeway on the south side. In a 100-year-old house, the Maple is a neighborhood restaurant and bar that serves a global menu with creative cocktails. For a family pizza night, Pagliacci Pizza serves pies by the slice in its shop, or you can get it delivered.
Navigating around town
Residents can commute to Downtown Seattle for work or entertainment by hopping on the Interstate 5 freeway (I-5) for 7 miles. Commutes have gotten a little easier with the completion of the Northgate Station, a part of the city’s Link Light Rail. The Link trains that run through the station make stops at the University of Washington, downtown Seattle and the Sea-Tac airport.
Maple Leaf, a vibrant hilltop community, offers diverse housing options, top-rated schools, scenic parks and convenient commuting options, making it an attractive and thriving neighborhood in Seattle.

I moved to the neighborhood a few months ago and so far have absolutely loved it. The neighbors are really friendly and the area is beautiful. My only complaints would be that I wish the speed limit on 15th Ave. was about 5 miles slower and I'd like it if there could be a way to reduce the number of mail thefts in the neighborhood.
