Suburban serenity and peaceful views of Puget Sound are staples of Seaview. This quiet neighborhood offers comfortable homes, neighborhood hangouts and community-centric living. Seaview is also known for its central location between two of West Seattle’s outdoor hotspots — Lincoln Park and Alki Beach.
“I notice that once people move to Seaview, they stay there,” says James Stroupe, founding director of Realogics Sotheby's International Realty, who’s been selling Seattle homes since 1994. “You don’t tend to see buyers coming back to downtown Seattle once they’ve settled in the suburbs.” It may be because residents are endeared by the cozy streets lined with manicured trees and shrubs. Home styles are diverse in Seaview, even across price ranges. Most homes are two-bedroom bungalows and Craftsman-styles from the 1920s, but contemporary town houses and condos are also common. The more inland homebuyers look, the closer prices will be to $550,000 and $760,000. Closer to the Sound or Seaview’s northern border, prices start at $950,000 and can reach almost $2 million. These higher-priced listings offer three to five bedrooms with mountain and waterfront views.
Students can attend Genesee Hill Elementary; outside of its core curriculum, students can participate in specialized programs, such as dance, music and visual arts. Madison Middle School offers students health services at its Wellness Center that range from standard physicals to specialized amenities. Students with and without insurance coverage can access services. High schoolers can move on to West Seattle High School, where students can take part in AP and advanced learning courses, service learning and study abroad opportunities. All three schools have a Niche score of A-minus.
Being farther away from the downtown area means more natural spaces. Lowman Beach Park is a pocket-sized park along a rocky beach at the neighborhood’s base that features a tennis court, a grassy area and swings. People like to watch the ferries go by and collect seashells when visiting. Near the center of the neighborhood is the expansive Garvan Woodland Gardens, a kid-friendly and dog-friendly botanical garden with play areas, small waterfalls and a café. Visitors can take golf cart tours through the gardens or self-guide through the preserve. Tickets are generally $25 per person and allow reentry throughout the day. Stroupe also says, “Seaview is pretty centrally located between Lincoln Park and Alki Beach, which are both destination spots for the region. Not a bad place to be if you’re looking for things to do outdoors.” Lincoln Park is a rocky coastline with playgrounds, sports fields, hand-carry boat launches, hiking paths and biking trails. “The park even has a free heated saltwater pool and bathhouse that looks over the water,” says Stroupe. Alki Beach is one of the region’s most popular beaches along Puget Sound, and beachgoers say they can even see the Space Needle from the shore. There are also shops, restaurants and a bike path along the beach’s boardwalk.
Seaview borders lively California Avenue Southwest, where all sorts of restaurants and shops can be found. At C & P Coffee, locals can start their day with a handmade espresso and a pastry. The coffee shop hosts regular events, including live music, open mics and poetry readings. Another local favorite includes the Beveridge Place Pub, a pet-friendly beer hall offering dozens of craft beers and ciders. A few blocks away, New Luck Toy is a dine-in-only Chinese restaurant known for its creative cocktails and karaoke. For residents looking to make a meal at home, Safeway, QFC, Whole Foods Market and Trader Joe’s are all within 1 mile. California Avenue Southwest also has several locally owned shops, like Paper Boat Booksellers, an independent community bookshop. Plant lovers adore the nearby West Seattle Nursery. In addition to its variety of plants, the nursery offers free horticulture classes, a large selection of gardening books and a coffee bar.
Seaview is car-dependent but not particularly close to major highways; the area is about 4 miles from Washington State Route 509. Many bus stops are also along California Avenue SW for those wanting to get around locally. Seaview is also slightly over two miles north of Fauntleroy Ferry, which can take residents across the water to Sylvan Beach or Southworth. For interstate or international travel, locals are 7 1/2 miles from King County International Airport.
