Settled suburbia and active community life in Comstock

Comstock's suburban streets are just a few miles from the South Hill’s bustling medical district and Downtown Spokane. Here, you can enjoy a quiet life on ponderosa pine-shaded blocks and curving cul-de-sacs above the Latah Valley. But far from a sleepy bedroom community, Comstock also makes it easy to go swimming at a popular city pool, start down rugged hiking trails, become a regular at locally owned restaurants and join in on Spokane’s favorite annual community bike ride and block party.

How housing styles and prices compare across the South Hill

Comstock’s east side is made up of pine-shaded residential blocks. The west side is full of curving, suburban streets, where larger homes sprawl on spacious cul-de-sacs. “As far as homes go, they’re going to be newer than Rockwood or Manito. As in, they’re built in the 1970s or 1980s rather than the early 1900s,” says Traci Bemis, a residential broker with EXP Realty who’s served the Spokane area for nine years. “You might still need repairs or updates, but they’re not super historic homes.” Older bungalows and newer contemporary houses are mixed in with the neighborhood’s many ranch-style and split-level homes. Single-family homes typically range from the mid-$300,000s to the lower $800,000s. Smaller, less updated houses can sell in the $200,000s, while large, renovated houses near Comstock Park range from around $1 million to $2 million.

Comstock has a median single-family home price in the upper $400,000s. That’s on par with the nearby South Hill community of Cliff-Cannon, higher than Lincoln Heights, but lower than both Manito and Rockwood.

Living close to highly rated Spokane Public Schools

Comstock is served by Spokane Public Schools. The district assigns schools based on home address, but also allows families to apply for spots in other schools through the district’s choice program. You can walk to a couple of the district’s highly-rated schools within Comstock: Jefferson Elementary School and Sacajawea Middle School.

Enjoying Comstock Park and other South Hill recreation hubs

“Comstock Park is the hotspot for Comstock,” Bemis says. “It’s got a huge pool that’s free to the public, a playground, tennis courts and pickleball courts. In the summertime, the Spokane Symphony will do a free concert in the park. It’s really cool.” You might also like spending time at the Spokane Public Library South Hill branch, which hosts regular events like children’s story times and adult chair yoga classes. Other South Hill recreation hubs surround Comstock, from the iconic gardens of Manito Park to the rugged hiking and biking trails of High Drive Bluff Park to the 18-hole course of the Manito Golf and Country Club.

Close-knit community and host of Spokane Summer Parkways

Although Comstock is full of quiet, suburban streets, locals enjoy a close-knit vibe thanks to beloved local events and organizations. “Comstock is where the Spokane Summer Parkways ride happens,” Bemis says. “The streets will be blocked off for neighbors to gather and do a leisurely bike ride. It’s kids and old people and dogs, there’s music playing outside, businesses will set up to advertise – it’s very light-hearted.” Miles of neighborhood roads close between Comstock Park and Manito Park each year for this massive South Hill block party and bike ride. Outside of special traditions, you can meet neighbors and get involved with local issues by joining the Comstock Neighborhood Council.

Comstock’s specialty businesses, restaurants and grocery stores

The South Hill is known for its strong locally-owned business community. "If you want to be somewhere that you can get to know your barista or the owner of a shop, this is a place where you naturally will,” Bemis says. “It just becomes part of the routine and ritual. It’s really special.” Comstock’s restaurants and stores cluster in strip malls like the Manito Shopping Center. Close to home, you’ll find:

  • Republic Pi, a wood-fired pizza restaurant with an outdoor patio for al fresco dining
  • Manito Tap House, a gastropub that’s popular for burgers and brews
  • The Chalet Restaurant, a cozy spot known for its alpine lodge look and homestyle diner menu
  • Super 1 Foods, the shopping district’s busy grocery store
  • Ross Dress for Less, another anchor retailer in the area

An easy commute to employers from the South Hill to downtown

Comstock is about 3 miles from downtown Spokane. The major hospitals and employers in Cliff-Cannon are also nearly 3 miles from home. A few Spokane Transit Authority bus routes run between Comstock and the city’s commuter hubs. People typically drive to get around the city, but you’ll also see people commuting by bike through the warmer months. Sidewalks line some of Comstock’s streets, but aren’t as extensive as in neighboring communities like Manito.
