Latah Valley offers new construction suburbia in rural Spokane

Latah Valley winds along the creek that shares its name on the edge of Spokane ’s city limits. Ponderosa pines cover the hillsides, shading the many new construction subdivisions that have been built here since the 1990s. Among the wild forests and recreation destinations of the valley, you can enjoy suburban subdivisions and conveniences like restaurants and groceries. But city comforts are also less than 15 minutes away, easily accessible thanks to U.S. Route 195 and Interstate 90.

The cost of new construction on the outskirts of Spokane

Subdivisions have been built into Latah Valley’s wooded hillsides since the 1990s. Buyers can find smaller New Traditional homes built decades ago or seek out the newest, biggest houses in expansive communities. “Eagle Ridge is a pretty large development with lots of people in it, but they’re still developing it,” says Jonathan Bich, a Realtor with Coldwell Banker Tomlinson North who’s served Spokane and the surrounding area for 24 years. “Toward the south of Latah Valley, there are very expensive homes that border a golf course. They’re on larger pieces of land that can be from one acre to 10 or 12 acres.”

Prices for newer homes typically range from the lower $400,000s to the upper $900,000s. Some larger luxury homes sell for $1 million to $2.5 million. There are some early-20th-century homes tucked into the northern part of the valley that sell from the upper $100,000s to the lower $300,000s. Manufactured homes sell from around $30,000 to the mid-$300,000s. Latah Valley has a median single-family home price in the mid-$500,000s. That’s higher than neighboring Cliff-Cannon and Comstock, but lower than Manito, Moran Prairie and Browne's Addition.

Attending Spokane and Cheney public schools

Most of Latah Valley is served by Spokane Public Schools. SPS assigns kids to neighborhood schools, but also offers school choice to different neighborhood or magnet schools. Lewis and Clark High School is one of the few highly rated schools within Latah Valley’s assigned area. A smaller southern portion of Latah Valley is served by Cheney Public Schools.

Neighborhood parks and recreation areas above Latah Creek

Smaller neighborhoods in the valley often have their own playgrounds and parks, including Eagle Ridge Whispering Pines Park. Some of the larger recreation areas in Latah Valley are:

  • High Bridge Park, where you might play disc golf, enjoy the dog park or playground and start biking on the Centennial Trail
  • The Creek at Qualchan Golf Course, a city-owned 18-hole golf course on the Latah Creek
  • Fish Lake Trail, a biking and hiking route connecting its namesake lake to High Bridge Park

Taking Route 195 and I-90 around the Spokane area

Latah Valley’s somewhat isolated setting makes it a car-dependent community. "It’s quick and easy access off the highway there to get into downtown,” Bich says. “You just drop down onto Route 195.” It’s a roughly 7-mile drive to Downtown Spokane. Fairchild Air Force Base, a major local employer, is about 16 miles down I-90.

Shopping and dining down in the valley

As remote as Latah Valley can feel, it still has its own community of locally owned businesses. A shopping plaza off Route 195 is the center of local commercial life. In that area, you’ll find:

  • Latah Bistro, offering comfortable contemporary ambiance and seasonal dinner menus
  • Latah Latte, a quick pitstop for coffee, bagels and hand pies
  • Chaps Diner and Bakery, a place to enjoy pastries and New American food indoors or on the patio
  • Yoke’s Fresh Market, a favorite Spokane-area grocery store
