Modern South Hill suburbia in Moran Prairie

Past the South Hill’s sloping blocks of historic homes, you’ll find the high-up suburban community of Moran Prairie. Here, buyers can find newer construction homes along cul-de-sacs with sweeping views of Spokane ’s surrounding mountains and valleys. Modern conveniences line its major roads, from youth sports fields and a private golf course to shopping centers anchored by big-box names. The city’s suburban outskirts blend with the scenic countryside in Moran Prairie, all within 15 minutes of downtown.

Newer suburbs above the historic South Hill

“Instead of vintage homes like the rest of the South Hill, Moran Prairie has ones that are considered a bit more modern,” says Kelli Johnson, a broker with Home Sales Spokane who’s served Washington and Idaho for more than 16 years. “There are homes that offer scenic views looking out over the South Hill and at the picturesque mountains and open areas.” There are still homes built in the midcentury and earlier on older residential blocks, but the neighborhood is known for its cul-de-sacs of New Traditional houses, built from the late 1980s on. On the outskirts of Moran Prairie, you may even find houses on acreage.

Thanks to the wide range of housing styles and property sizes, prices range widely in Moran Prairie. Older Minimal Traditional homes can sell in the $300,000s, while custom contemporary homes on acreage can sell for nearly $2 million. Moran Prairie has a median single-family home price in the upper $500,000s. That’s higher than South Hill neighborhoods like Comstock and Lincoln Heights, but lower than Manito and Rockwood.

Near highly rated Spokane Public Schools

Moran Prairie is served by Spokane Public Schools. SPS has a choice system and schools with specialized magnet programs, but many families send kids to schools assigned by home address. Several of the district’s highly rated schools are within Moran Prairie, including Moran Prairie Elementary School and Ferris High School.

Commuting to downtown Spokane and the South Hill

It’s a roughly 6-mile commute to Downtown Spokane. Major healthcare employers are closer to 5 miles away in Cliff-Cannon. Locals typically drive to get around, but you’re still able to access a handful of Spokane Transit Authority bus routes from stops along Regal Street and 57th Avenue.

Convenient to Regal Street shopping and dining

A strip mall commercial district centers Moran Prairie, concentrated along Regal Street. Close to chain restaurants and big retailers like Target, Home Depot and Safeway, you’ll find many cuisines and kinds of dining at locally owned restaurants. Some favorites include:

  • Revel 77 Coffee Roasting, a cafe with contemporary ambiance
  • South Hill Grill, a place to enjoy live music on the patio while eating American and Asian fusion recipes
  • Izumi Sushi & Asian Bistro, a Japanese restaurant known for its creative sushi presentation
  • Ferrante’s Cafe, a spot to order Italian entrees and gelato

A suburban-rural mix of lifestyles, connected by a local grange

Between its suburban subdivisions and more rural country roads, Moran Prairie easily offers some distance from Spokane’s comparatively busy city center. Neighbors can still get together at community events, often hosted by the Moran Prairie Grange #161. Locals volunteer to put on family-friendly traditions like photo ops with Santa in the winter and Easter egg hunts in the spring.

Community parks and rural recreation hubs on the South Hill

"There’s outdoor space where people play soccer on the weekends and compete,” Johnson says. “It has a little bit more of a rural feeling.” If you’re not getting outdoors on your own large piece of land, you might enjoy one of Moran Prairie’s public and private recreation areas. Close to home, there’s:

  • Hamblen Park, where you residents walk on woodsy walking paths and picnic
  • Manito Golf and Country Club, where members enjoy the 18-hole course and other private amenities
  • Moran Prairie Library, where people browse books and attend family story time events
  • Prairie View Community Park, where locals hit the playground, pickleball courts and seasonal aquatic center
  • Southeast Sports Complex, where youth sports teams play soccer tournaments
