Manito is a neighborhood that’s often thought of as the center of Spokane ’s South Hill, thanks to the stunning gardens and popular community events at Manito Park. Manito is laid out in city blocks, but its creative architecture and thick tree canopy give it a tranquil, suburban feel. “Manito Boulevard is tree-lined. There’s a pathway that people run and walk their dogs on, you’ll even see walkers in the street that you just kind of yield to,” says Traci Bemis, a residential broker with EXP Realty who’s served the Spokane area for 9 years. “That boulevard takes you through multiple parks and gardens, with the neighborhood sprinkled in and around it.” While housing styles are as varied here as the kinds of flowers people plant in their front gardens, you’ll notice lots of Craftsman bungalows, Cape Cods and Tudor Revival cottages. Most single-family homes sell from the mid-$300,000s to the mid-$800,000s. Especially large houses sell from the upper $800,000s to the lower $1 millions.
Manito’s median single-family home price is in the upper $500,000s. That’s higher than nearby Cliff-Cannon, Lincoln Heights and Comstock, but lower than Rockwood.

Between Manito’s small businesses, popular parks and pretty front yard gardens, the neighborhood has the kind of walkable, friendly vibe that means neighbors are often out and about meeting one another. Manito Park is a community hub every day, but it’s especially lively during an annual summer concert series. “We live in Rockwood, but my family walks or bikes over and brings a picnic blanket, some wine, and some food. It’s all free and really cool. It’s a huge draw, but it still feels like a little hidden secret,” Bemis says. You can also stay up-to-date on local issues by joining the Manito/Cannon Hill Neighborhood Council.

Manito is served by Spokane Public Schools. SPS assigns schools based on home address, but also offers parents the option to apply to neighborhood schools and specialized option schools outside of their attendance areas. Kids are assigned to one of a few highly rated elementary schools, including Manito’s own Wilson Elementary School. The entire community is zoned to Sacajawea Middle School and Lewis and Clark High School, both of which also earn high ratings.
Less than 2 miles from Downtown Spokane and South Hill hospitals
Some of Spokane’s largest healthcare centers and employers are less than 2 miles away in Cliff-Cannon, most notably Providence Sacred Heart Medical Center.
