Manito is a neighborhood that’s often thought of as the center of Spokane ’s South Hill, thanks to the stunning gardens and popular community events at Manito Park. For blocks around this enormous green space, you'll often see people jogging and walking dogs along blocks of historic bungalows and cottages surrounded by creative landscaping. Neighbors love living in a place where home is a short walk or bike ride from small businesses and parks. Importantly, Manito is also a convenient 2-mile commute from the much busier Downtown Spokane and Cliff-Cannon's bustling medical district.

Craftsman homes on walkable, tree-lined streets on the South Hill

Manito is laid out in city blocks, but its creative architecture and thick tree canopy give it a tranquil, suburban feel. “Manito Boulevard is tree-lined. There’s a pathway that people run and walk their dogs on, you’ll even see walkers in the street that you just kind of yield to,” says Traci Bemis, a residential broker with EXP Realty who’s served the Spokane area for 9 years. “That boulevard takes you through multiple parks and gardens, with the neighborhood sprinkled in and around it.” While housing styles are as varied here as the kinds of flowers people plant in their front gardens, you’ll notice lots of Craftsman bungalows, Cape Cods and Tudor Revival cottages. Most single-family homes sell from the mid-$300,000s to the mid-$800,000s. Especially large houses sell from the upper $800,000s to the lower $1 millions.

Manito’s median single-family home price is in the upper $500,000s. That’s higher than nearby Cliff-Cannon, Lincoln Heights and Comstock, but lower than Rockwood.

Four seasons of fun at Manito Park and Cannon Hill Park

Manito Park is a stunning centerpiece for Manito and the greater South Hill area. Visitors explore its five beautifully landscaped gardens: the Nishinomiya Tsutakawa Japanese Garden, Rose Hill, Lilac Garden, Ferris Perennial Garden and Duncan Garden. The Gaiser Conservatory’s displays bloom even through snowy Spokane winters, not far from the park’s popular sledding hill. You can also find playgrounds, picnic areas, the Park Bench Cafe and a seasonal splash pad within the sprawling destination park. Cannon Hill Park is also in the neighborhood, offering another playground and a peaceful walking path around a small pond.

Walkability, summer concerts and local neighborhood council

Between Manito’s small businesses, popular parks and pretty front yard gardens, the neighborhood has the kind of walkable, friendly vibe that means neighbors are often out and about meeting one another. Manito Park is a community hub every day, but it’s especially lively during an annual summer concert series. “We live in Rockwood, but my family walks or bikes over and brings a picnic blanket, some wine, and some food. It’s all free and really cool. It’s a huge draw, but it still feels like a little hidden secret,” Bemis says. You can also stay up-to-date on local issues by joining the Manito/Cannon Hill Neighborhood Council.

Living near several highly rated Spokane Public Schools

Manito is served by Spokane Public Schools. SPS assigns schools based on home address, but also offers parents the option to apply to neighborhood schools and specialized option schools outside of their attendance areas. Kids are assigned to one of a few highly rated elementary schools, including Manito’s own Wilson Elementary School. The entire community is zoned to Sacajawea Middle School and Lewis and Clark High School, both of which also earn high ratings.

Less than 2 miles from Downtown Spokane and South Hill hospitals

Some of Spokane’s largest healthcare centers and employers are less than 2 miles away in Cliff-Cannon, most notably Providence Sacred Heart Medical Center. It’s an easy commute for people driving, catching a Spokane Transit Authority bus, biking or walking. You’re also within 2 miles of downtown Spokane, whether you’re going there to work, watch the Spokane Falls from Riverfront Park or enjoy an annual event like Hoopfest.

Close to neighborhood restaurants, cafes and grocery stores

There are locally owned restaurants in small strip malls and corner commercial buildings throughout Manito. Within a few blocks of your house, you might walk to:

  • Bennidito’s Pizza, a favorite for Italian specialties, whether you’re dining on the patio or ordering takeout
There’s a busier strip mall business district at the intersection of East 29th Avenue and South Grand Boulevard, just outside Manito. You’ll find more beloved restaurants there, as well as Super 1 Foods for groceries.
