Spring Hill, founded in 1865, was coveted for its abundant natural resources and transformed into a community by “a few stubborn souls,” as the Spring Hill Historical Society says. Even in the modern day, Spring Hill keeps drawing people in. “It’s really the sweet spot as far as location goes,” says Shelly Balthazor, a Realtor with ReeceNichols who has 17 years of experience under her belt. “It’s a quiet area, but you’re no more than 10 minutes from everything you need.” A combination of excellent schools and a wide range of housing options paired with superb parks and recreational activities has made Spring Hill one of the top five fastest-growing cities in the Kansas City area.

Classic meets contemporary in architectural styles

Spring Hill’s natural scenery lends itself to residential streets, where homes are shaded by mature trees and residents carefully tend to their gardens. Various architectural styles characterize Spring Hill, where houses range from cozy bungalows to spacious moderns. You’ll find many classic ranch-style homes for sale, as well as the ever-quaint Cape Cod. Much of the housing inventory is new construction with all the qualities of contemporary design – open floorplans, walk-in closets, and lots of light. Buyers should expect to pay $500,000 or more for a larger four-bedroom home in the 2,800 square-foot range and down to the $450,000 range for a three-bedroom. “You get more for your money in Spring Hill,” Balthazor says. “Comparable homes in other communities are going for up to $50,000 more. But that won’t last. Spring Hill is growing rapidly.”

Finding local personality on Main Street

The nearby city of Gardner has access to big-name essential stores, such as Walmart and Price Chopper, easily accessible within a 15-minute drive. Spring Hill has the basics – medical center, banks, a USPS location – but its affinity is mainly for the local. Its downtown area at the center of the city has a distinctly hometown, Americana vibe. Residents take their dogs to get their monthly wash-and-cut over at Collar & Comb, and they can hang out at The Bean Coffee & Cafe for a latte and breakfast burrito while they wait for their pup’s appointment to be over. From sorting through the treasures at Berry Branch Antiques to picking up Kansas City-style barbecue at K&M Bar-B-Q, Main Street is packed with local personality.

A community event for every season

The Fall Festival, held in Spring Hill City Park, is one of the biggest annual events for the community. They organize a huge parade, offer food and drink, have a downtown dance showcase and name their Citizen of the Year. The Spring Hill Aquatic Center constantly has deck parties, the farmers market sets up in the Spring Hill Baptist Church parking lot each summer and fall, and the Daffodil Days event welcomes spring with a family-friendly fair.

On the pathway to Spring Hill High

Public institutions are served by the Spring Hill Unified District, and children can start at Timber Sage Elementary School, graded with an A-minus on Niche. Students move on to Forest Spring Middle School, currently unrated as it just opened in 2023, and Balthazor describes it as “state-of-the-art.” The final step of basic education is taken at Spring Hill High, taking home a B on Niche. Spring Hill High students can earn college credit through a partnership with nearby Johnson County Community College, and overall, students in the district score above average on both state and national benchmarks, including the ACT.

Plentiful outdoor recreation for people and pups alike

There are seven different parks throughout the city, as well as an 18-hole public golf course, a dog park and the 40-acre Spring Hill Lake, which allows fishing for those hoping to catch the big one. “The whole area has sort of a country feel,” Balthazor points out. Veterans Park sits at the shores of the lake, and it features a playground, waterside walking trails and a large stone memorial site. Spring Hill also has an outdoor aquatics center for those who prefer their water to be chlorinated.

Zip down Highway 169

Spring Hill is intersected by the major thoroughfare of Highway 169, which connects to Interstate 35, a direct route to Kansas City. As Spring Hill is more of a semi-rural suburb, it’s heavily car-dependent.
