Urban suburb with water views and proximity to ferry
Situated along the Kill Van Kull strait, this residential neighborhood has become a booming community with proximity to green spaces, major transportation routes and bridges, and the Staten Island ferry. In many ways, New Brighton is emblematic of both Staten Island and Hudson County, New Jersey just across the river. New Brighton’s streetscapes are lined with homes reflecting Staten Island’s storied history as a suburban borough of New York City, with Victorian, Queen Anne and colonial-style residences, as well as newer builds along the main avenues. “It’s a busy, active neighborhood,” says Kevin Bryant, a licensed real estate salesperson with Compass. “A lot of first-time home buyers or investors. A lot of two-family homes. The price range for single-family homes can be anywhere from 400,000 and 525,000,” he adds.

Older homes at a lower price point than the rest of the borough
New Brighton’s current market is primarily made up of early-to-mid 20th century properties in a range of styles. Newer, brick-clad single-family, colonial-style houses can go for around $500,000, but the average home value is just under $600,000. Turnkey, multifamilies go for just under $800,000. There are no condos or co-ops in the area, but the majority of residents rent. For buyers, the neighborhood contains mostly semi-detached or detached single-family dwellings, ranging anywhere from $400,000 to just over $1 million. Compared to the rest of the borough, home prices are a bit more accessible, but still higher than the national average.

Cultural attractions within neighboring parks
New Brighton residents have easy access to Staten Island’s wealth of green spaces, from proximity to the Snug Harbor Cultural Center and Botanical Garden to the presence of the Jones Woods Park. The Cultural Center holds regular workshops and events and features elegant 19th century Greek Revival and Beaux Arts buildings. It’s currently one of the largest, ongoing adaptive reuse projects in the U.S., and the grounds feature a New York Chinese Scholar’s Garden, a playhouse theater and 83-acres of parklands. On the south end of the neighborhood, Jones Woods Park contains forested hiking trails and has been a popular hangout for locals. Next door, the Skyline Playground features a large jungle gym, swing sets and sports facilities for tennis and basketball games.

Limited dining, but several local markets
Most local, small businesses, markets and restaurants can be found on Richmond Terrace, which runs along the river, or Lafayette Avenue. Liedy’s Shore Inn, the oldest bar in Staten Island, dates back to 1905 and remains a local mainstay with its inexpensive drinks, lively atmosphere, live music and small, dive-like setting. Gerardi’s Farmers Market & Nursery has provided shoppers with local produce and flowers since 1985, serving as another pillar of the New Brighton community. There are limited restaurants in the neighborhood, but Chinese food can be found at the family-owned Lucky Garden or Spanish cuisine at Casa Blanca right next door. Instead of big-box grocery stores, several small markets and bodegas dot the area, especially along Jersey Street. Larger grocery stores, like Key Food, can be found in neighboring Brighton Heights.
Famous New York Pizza is the main pizza parlor in New Brighton.

P.S. 031 William T. Davis, the local elementary school, earns a B-minus rating from Niche, but has below-average test scores in both math and reading. I.S. 61 William A. Morris, an arts-focused middle school with a dual language program, earns a B rating from Niche. In nearby St. George, Curtis High School features a good athletic program and a B rating from Niche.

Two miles from the Staten Island Ferry
“Transportation is A+, it’s not too far from Staten Island Ferry,” says Bryant. New Brighton sits along the major transportation hub of Richmond Terrace, which runs east to west. The Verrazano-Narrows Bridge is 5.4-miles away, or roughly 20-minutes' drive, and the Staten Island Ferry is just two miles away. The S54 bus also serves the area, along with several other lines.
The NYC Ferry is minutes away at the St George station.
The s54, s40, and s44 buses connect New Brighton with the ferry station at Saint George.
