“A lot of residential construction in Rosebank started after the 1950s, followed by a building boom in the mid-1960s that came with the 1964 completion of the Verrazzano-Narrows Bridge,” says Joe Tirone, a broker with Compass specialized in the area. “That’s why there are so many detached and semi-detached homes throughout the neighborhood.” Though most properties do not have large front or backyards, they’re affordable compared to other parts of Staten Island. Nearby parks and the waterfront help make up the difference as well. A three bedroom rowhouse ranges from $430,000 to $740,000, depending on proximity to New York Bay and condition. Similar homes in Tompkinsville top at $900,000. Standalone Neo-Victorians and colonial multifamily houses fetch between $700,000 and $1.4 million, based on size.

Verrazzano-Narrows Bridge and Staten Island Ferry
“One of the neighborhood’s main draws is its closeness to bridge and buses to the Staten Island Ferry,” Tirone says. While the former gets residents into Brooklyn and other parts of New York State quickly, the Staten Island Ferry is a free service connecting to the lower tip of Manhattan. The SIR Subway line stops in nearby Clifton and terminates at the ferry. Locals can also reach Downtown New York neighborhoods like the Financial District in 40 minutes using express bus lines SIM1 and SIM 7. Running along Rosebank’s southern edge, Interstate 278 provides direct connections to New Jersey and points South.

Though Rosebank is mostly residential, a few local establishments line Bay Street. While J’s On The Bay serves American staples, Bayou specializes in Cajun cuisine. Phil-Am Kusina is an East Asian mainstay reflecting the area’s thriving Filipino community. Sofia's Taqueria has some of the best tacos around. Nearby Stapleton Heights and Dongan Hills have small main streets. The expansive 220-store Staten Island Mall–a 20-minute drive–covers all the essentials and more. Young Rosebankers can begin their education at PS 13 M.L. Lindemeyer, with a B-plus from Niche and a 12 to 1 student-teacher ratio. PS 48 William G. Owing to its rich history, Rosebank has several landmarked house museums, including noted Victorian-era street photographer Alice Austen's park-embedded home and the Garibaldi Meucci Museum–the meeting point of famed 19th-century Italian candlemaker his revolutionary counterpart.
