Small town feel

Located between Lake Lanier and Downtown Atlanta, Suwanee gives residents a rural, small-town feel with access to an impressive collection of highly rated schools and popular community events. “Suwanee offers a little bit older neighborhoods compared to the places nearby,” says Jody Davis, a Realtor with RE/MAX Center. “While the lifestyle is similar to Sugar Hill and Buford, the inventory is more expensive than both because people seek out the school district.”

Locals flock to popular events

Suwanee Town Center serves as both a green space and a central community hub. Anchored by an amphitheater, its 40 acres are an ideal location to host community events. One of the most popular events is the Suwanee American Craft Beer Fest, which runs every March and has been named the best beer fest in the country by “USA Today.” Suwanee Fest is a two-day celebration of the community that happens each Fall. Complete with more than 200 vendors, live music and even a parade, the event brings approximately 40,000 people to the park.

Walk the trails or go for a hole in one

While there is plenty to do at the town center, Settles Bridge Park may have even more. The park has over 250 acres filled with a skating complex, basketball courts, a playground and almost five miles of paved and unpaved trails. Residents can also practice their swing at two public golf courses in Suwanee. Bear’s Best was designed by golf legend Jack Nicklaus and based on his favorite courses throughout the world. St. Marlo Country Club is laid out by Denis Griffin and uses the natural rolling terrain of the land to make it as challenging as possible for golfers of all skill levels.

From townhouses to multimillion-dollar estates

Homebuyers can expect to find various styles, from split-levels and Cape Cods to large brick-front traditional homes. Prices range based on size and location, from $400,000 townhouses to multimillion-dollar estates. The average number of days on the market for Suwanee is roughly half the national average. There are about 44,700 total homes in the neighborhood and the average home value for Suwanee is significantly higher than the national average and higher still than the average for Gwinnett County. Despite being filled with sidewalks perfect for dog walkers and joggers, the neighborhood is primarily car-dependent. It has a CAP Index crime score of only 2-out-of-10 compared to the national average of 4-out-of-10.

Bagels, Italian and craft beer

Tequila Mama Taqueria has a multi-cultural menu that ranges from Asian to Mexican classics. Longstanding Italian restaurant Ippolito’s has been open since 1989 and has a casual, friendly atmosphere. For a quick lunch or cup of coffee, swing by the Brown Bag Deli and try one of their gourmet sandwiches. Craft beer enthusiasts love spending an afternoon at StillFire Brewing, which regularly adds live music and food trucks to its taproom experience. Stop at Fresh Market and Publix for groceries or visit Suvidha International Market, a premier Indian and Pakistani Grocery chain.

A rated schools

Local students can attend Riverside Elementary School which received an A rating from Niche and serves about 1,000 students with a student-teacher ratio of 16-to-1. North Gwinnett Middle School is another option that also received an A rating and serves about 2,100 students with a student-teacher ratio of 17-to-1. North Gwinnett High School scored an A-plus rating on Niche and the school’s athletic department has won numerous regional titles and a handful of state championships.

Easy access to Atlanta

Suwanee is located 32 miles northeast of Downtown Atlanta and residents have convenient access to Interstate 85 which can take them into the city. Commute times can vary depending on the traffic coming in from neighboring communities. “You are also closer to the interstate, and people in surrounding areas must drive through Suwanee to access it,” Davis explains.
