Tucked away in northeast Tampa in a geometric grid of streets, Jackson Heights offers proximity to the historic Ybor City’s shopping and dining district and easy access to downtown. “Being centrally located is a big part of the community’s appeal,” says broker/owner Laura Ferguson of Laura Ferguson Realty, who has been selling in the area for more than 15 years. “Jackson Heights is an up-and-coming area, so there are a lot of teardowns and new builds, and complete renovations.” Primarily residential, the neighborhood is also home to a small pocket of industrial employers.

Real estate investment opportunities
The real estate market in Jackson Heights isn’t especially competitive – multiple offers are rare, and homes can sell for as much as 4% below list price, which is good news for prospective buyers. The 12-month median sale price for a single-family home was $300,000 in January 2024, a nearly $100,000 discount from prices in greater Tampa. Existing homes are mostly a range of modest ranch styles and bungalows, most with 2-3 bedrooms and about 1,300 square feet. “Just in the last few years, there’s been real change here,” Ferguson says. “It used to be considered a somewhat run-down area, but now you see people out walking their dogs and increasingly more new homes.” According to Ferguson, some developers are putting multiple houses on what was once a single lot, making for smaller lot sizes. Pricing can range from $200,000 for a two-bedroom fixer-upper, to $600,000 for a newly constructed three-bedroom, two-story contemporary Craftsman.

Before and after school programming
Families with children in Jackson Heights are served by Hillsborough County Public Schools, a sold district with a B-plus from Niche. Students can start their education at Oak Park Elementary before heading to Greco Middle, both earning a C grade from Niche. Oak Park has a student-teacher ratio of 14 to 1, better than the national average of 17 to 1. With an A in diversity, Grego Middle offers a before and after school program in conjunction with the Boys and Girls Club. Middleton High School is a highly rated school with an A-minus from Niche, which ranks it the 11th-best high school for STEM in the Tampa area. The school has magnet programs in biotechnology, cyber security and computer science, engineering and game design. Franklin Boys Preparatory Academy is a public middle school alternative that opened in 2011. This technology-rich magnet school uses a University of Cambridge curriculum and earns a B-minus grade from Niche.

Shopping and dining in historic Ybor City
For date nights or shopping, historic Ybor City — known as the "Cigar Capital of the World" — is only a mile two southwest. In Ybor City, fine dining is found at Florida’s oldest restaurant, the 1905 Spanish Columbia. There is Latin fare and live music at pirate-themed Gaspar’s Grotto. “Big John’s on 40th and Hillsborough has been a local favorite for barbecue since the ‘60s,” Ferguson says. “Mom’s Soul Food on Dr. Martin Luther King Jr. Boulevard is known for really great food, too.” For stocking up on groceries or essentials, or just grabbing a late-night snack, there are several convenience stores in the neighborhood and a Winn-Dixie about 2 miles northwest. There’s also the Sanwa Farmer’s Market on Hillsborough Avenue with a huge selection of multicultural foods in a warehouse club-style market.

The NFL Youth Education Town Center is the community’s youth football nexus. “My kids loved playing football there because the field is fully lined, and the YET hosts a lot of activities for kids,” say Ferguson. “You can also exercise in the YET's gym, which is free to the public.” Residents on all four sides of Al Barnes Park can walk across the street to shoot hoops, meet up for tennis, play on the playground or play ball on a lighted diamond. Murals in the park pay homage to its namesake, Alfred Lee Barnes, Jr., one of Hillsborough County’s pioneering black educators who taught and coached thousands of area children. Al Barnes Park is also the community green space for picnics and barbecues.

HART busses offer transportation
Residents can leave their cars at home to commute to work or around town, thanks to multiple Hillsborough Regional Transit Authority routes. “Many people take the HART buses just about anywhere they need to go because it runs every 20 minutes in some locations,” Ferguson says. Jackson Heights is surrounded by U.S. Route 41 and U.S. Route 92 on two sides, providing quick car access to I-275 and I-4, which along with I-75, connect the entire greater Tampa area. Dr. Martin Luther King Jr. Boulevard and Osborne Avenue are two local thoroughfares that connect east and west Tampa.
