Torrance’s Riviera neighborhood is one of the few places in L.A. County where locals can enjoy the SoCal holy trinity: great schools, great shopping and great beaches. Contrasting with the busier Redondo Beach area just to its north, Riviera is known for its welcoming, residential vibe and laid-back beaches. "When most people think of Riviera, they think of the pleasant, inviting people you meet there," says Steve Hernandez, owner of TNT Aloha Cafe. Set between the Pacific Ocean to the west and Pacific Coast Highway to the east, residents are just as likely to be found spending time by the water as they are exploring local mom-and-pop shops. Seaside bluffs, daily views of the sunset and quick access to the rest of the city are just a few perks of Riviera's location. The hardest part of moving here is finding a house to move to; residents generally don’t leave the neighborhood unless it’s absolutely necessary, and when properties do come on the market they tend to get snapped up quickly.

Coastal homes with premium location
"Homes in Riviera are highly desirable," says Matt Tilley, a Realtor with First Team Real Estate who also lives in the area. Whether right next to the beach or up the hill near Los Arboles Rocketship Park, everywhere in Riviera is considered prime real estate. Throughout the neighborhood, winding, hilly streets offer glimpses of the ocean, and old-growth trees — hard to find in most of LA County — shade well-maintained sidewalks, ample yards and native plant gardens. Homes include a number of coastal condos, as well as a suburban mix of mid-century ranch-style homes, Spanish Revival and Craftsman-style builds. Home prices are typical of a Santa Monica Bay-adjacent neighborhood: one-bedroom condos sell for around $1 million, while three-bedroom homes sell from about $1.5 to $3 million. Houses larger than 3,000 square feet and mansions perched on the neighborhood's bluffs rarely spend long on the market and typically sell for anywhere from $4 to $8 million. The neighborhood is also known for being relatively safe, with a CAP Index crime score of 2 out of 10.

Like the rest of Torrance Unified School District, Riviera’s schools are highly rated. At Riviera Elementary, which receives an A-rating from Niche, students learn to be involved in their community through a variety of volunteer-powered extracurricular programming, from book fairs to bike rodeos. Riviera's outdoor life centers around Torrance County Beach, which extends from the southern edge of the better-known Redondo Beach to the palisades of the Palos Verdes peninsula. “There are people in South Bay who don’t even know Torrance has a beach, which is great for locals because they can almost always find some open sand for sunbathing or an open wave to surf,” Tilley says. It’s a popular spot for sunbathing, surfing, and spearfishing, and it also has amenities like a bike path, volleyball nets and public restrooms. Just south of the beach, Malaga Creek Falls is a small hiking area that traverses the rugged coastline, offering views of the ocean, wildflowers and seaside cliffs. Located in the center of the neighborhood, Los Arboles Rocketship Park is also known for its view, looking out over the entire city of L.A. Climbing on the park's rocket-shaped playground, it's not hard for kids to imagine themselves flying over the city.

One of Riviera's special qualities is its abundance of locally-owned restaurants. Getting around the greater Riviera area
With Pacific Coast Highway curving just north of the neighborhood, Riviera residents have an easy way to access the city's major Interstates. Interstate 110 takes commuters the 24 miles to Downtown L.A. in as little as 40 minutes, although this always depends on traffic. People traveling out of state can head about 12 miles north on Pacific Coast Highway to find Los Angeles International Airport. The closest hospital, Kindred Hospital South Bay, is located about 11 miles northeast along Prairie Avenue. Those not driving can also take advantage of L.A.'s public bus system, which has routes passing right through the neighborhood.
