Brookside's mix of retail and residential
Proclaimed by its neighborhood business association as Tulsa’s "place to be," Brookside is one of the city’s most popular shopping destinations, with retail and restaurants lining the main strip. “It’s very lively,” says Tiara Smith, a broker associate with Coldwell Banker Select who has been selling in the area since 2016. “Especially if you go at night, you’ll see people walking and just having a really good time.” Houses tend to be priced higher compared to some of the surrounding suburbs, but homeowners get both quiet residential streets and proximity to the excitement on South Peoria Avenue.
Some homes may even be within biking distance of The Gathering Place, which Time Magazine in 2019 labeled One of the World’s Greatest Places. The neighborhood is home to many Tulsa landmarks, including the Brook Theater, the Lewis Meyer Book Store, which today serves as the Brook Restaurant and Bar; Van’s Hamburgers — now Claud’s Hamburgers — and the Brookside Broadcast Center, which is now KJRH, a local television station.

Unique finds and flavors of South Peoria
The construction on South Peoria Avenue means there are big changes happening to Brookside’s main shopping strip; this Midtown neighborhood is making room for even more shops, restaurants and multifamily housing. For now, residents can enjoy Creole-inspired dishes at Doc's Food and Wine or brunch at Brookside By Day, which has been operating since 1991. There are also a few chain restaurants, including Torchy’s Taco and Raising Cane’s. Boutiques and galleries sell unique clothes and art, while Trader Joe’s (the only one in Tulsa), Whole Foods and Reasor’s fulfill grocery needs. Exploring the exhibitions and gardens at the Philbrook Museum of Art is a popular weekend activity.

An original neighborhood with housing options
There's a wide range of homes in many different styles and price points in Brookside. The first homes were built in the 1920s, making the area one of Tulsa’s original neighborhoods, but new homes are going up. “You’re not going to get a subdivision of new houses,” Smith says. “What you’re going to get is traditional neighborhoods where you can buy an older house that could be a teardown and a rebuild. Or you’re finding a lot that has never been built on and putting a new home there.” Since many homes are older, the price is often determined by how recently the house was renovated. Single-family homes range from $160,000 to $1,600,000. Condos and townhouses sell for $120,000 and $549,000.

The Gathering Place has activities for all ages
In 2021, USA Today named The Gathering Place the Best City Park in the country, and it’s just a few miles from Brookside. “Right now, they are building a bridge across the river,” Smith says. “It’s going to be like a boardwalk. In Florida, you have the beach and here, we have The Gathering Place with the river.” It contains a 5-acre playground and plenty of activities for all ages, including yoga, basketball, dog networking events on Wednesdays and the Discovery Lab, where kids can learn about science. The park is such an amenity for the city that Smith says it has raised property values for homes around the area. There are also a few smaller green spaces like Zink Park, 41st Street Plaza and Henthorne Park. Riverparks East Bank Trail runs for over 10 miles along the Arkansas River.

BooHaHa Fall Festival and other seasonal celebrations
Brookside hosts the BooHaHa Fall Festival and the Rumble and Roll motorcycle parade. The biggest annual event at The Gathering Place is their Fourth of July firework celebration. “For the past two years, my family and I ride our bikes or drive to the park,” Smith says. “We’ll bring our blankets, sit down and have a good time watching the fireworks display.”
Tulsa Public School District's magnet programs
Most Brookside homes are zoned for Eliot Elementary, located right in the neighborhood and receiving an overall score of C-plus on Niche. Edison Preparatory Middle earns a B-minus, while Edison Preparatory High scores a B-plus. The two schools operate as one campus. Together, they offer a magnet program of advanced placement studies with more than 40 pre-AP and AP courses. Their pre-engineering program is in partnership with Tulsa Tech. Students can apply to criteria-based and lottery-based magnet schools within the Tulsa Public Schools.
Younger students may attend Eliot Elementary.
Thomas Edison School serves students grades 6-12.

Driving or walking in the heart of Tulsa
Brookside has a Walk Score of 80 out of 100 and a Bike Score of 54. There is limited public transportation, but MetroLink Tulsa buses run throughout the city. The neighborhood is bordered by I-44, which connects to U.S. 64 and U.S. 75. “Brookside is the heart of Tulsa,” Smith says. “I would consider it pretty close to Midtown, and it’s ten minutes or less from Downtown.” The drive to Tulsa International Airport will take about 13 miles. Oklahoma State University Medical Center is a 4-mile drive. Brookside has a CAP Index crime score of 4 out of 10, on par with the national average of 4.
