What started as a residential and commercial district developed in the 1960s has grown into a vibrant neighborhood, known for its active community and abundance of amenities on offer. “We have 11 playgrounds, 3 pools, tennis courts, walking trails, and over 5 miles of waterways,” says Heidi Daniels, Executive Director of Green Run Homeowners Association. “The neighborhood is very centrally located, and we’re the largest HOA neighborhood in the area.” With access to downtown, the beach, and nearby military bases, Green Run is an opportunity for homebuyers to join in on a friendly, active community that offers access to the best of what the area has to offer.
Established styles sit on well-maintained lots
Homes in Green Run reflect its old-school charm and small-town vibes – with the most common styles across the community being twin homes and tri-levels, though brick ranch styles and other traditional style homes are also common. The area’s more established vibe is one of its biggest selling points, with many of the homes reflecting the level of care that’s gone into them over the years. “Green Run has been around as long as there have been neighborhoods in Virginia Beach,” says Russell Bryant, Realtor at Creed Realty and longtime resident of the area. “But the HOA is super active and many of the homes have had renovations – it’s just a very well-maintained neighborhood.” Homes in Green Run benefit from large lots, which allows for decent-sized yards. Additionally, Green Run is out of the flood risk zone – meaning that homebuyers have one less thing to worry about. Prices for a townhouse or condominium typically start at $160,000 and go as high as $310,000, while single-family homes range from $225,000 to $570,000. Prices in the area have begun to climb in recent years, with Virginia Beach’s popularity growing. “It used to be more affordable, but the whole area has gone up in price,” says Bryant. “That being said, Green Run is still one of the more buyer-friendly neighborhoods in Virginia Beach.”
Green Run schools earn high marks on Niche
Students in Green Run begin at Green Run Elementary, which earned a B rating from Niche. Students then move on to Landstown Middle and finish up at Green Run Collegiate, both of which earned A grades from Niche. Parents also have the option to send their children to Tidewater Classical Academy – a private, faith-based school serving pre-k through 10th grade that utilizes a half-day model for its students. Green Run Collegiate, a charter school, is known for its highly rated and rigorous IB and Avid based curriculum. The area is also home to Tidewater Community College, which serves all of Hampton Roads and is the largest campus in Virginia Beach.

Green Run’s tight-knit community allows for an active HOA and an assortment of amenities that set it apart. Residents looking to relax after a day of work can head to the neighborhood’s clubhouse, which also happens to feature pools, tennis courts, and a playground area. Green Run is 4 miles away from Mount Trashmore Park, a community hub known for its festivals and fairs. Virginia Beach Oceanfront is less than 12 miles away, offering residents of the area even more opportunity to get together with fellow locals and celebrate. “We’re one of the most diverse neighborhoods in the city,” says Daniel. “We like to celebrate everyone here, from every walk of life.” One popular nearby event is the Strawberry Jamboree, which is hosted by The Virginia Beach Farmer’s Market and celebrates the year’s harvest with crafts, live music, and butterflies.

Those looking to shop more locally can do so at The Virginia Beach Farmer’s market, which offers fresh meats, seafood, bread, and flowers throughout the year. The Virginia Beach Winery allows visitors to unwind with its rustic atmosphere and specialty wines, while Boil Bay Cajun Seafood offers a taste of Louisiana with fresh oysters, crabs and po’boys. Easy access to all three nearby bases
Interstate 264 access makes commuting a simple task for residents of Green Run. This is especially helpful for the large population of military personnel that commute to any of the three nearby bases – Oceana, Little Creek, and Naval Station Norfolk are all within 5 to 20 miles. “Green Run is so convenient for people who work on base,” says Bryant. “That proximity – along with the beach and urban access – are why the neighborhood is great for building equity.” Those looking for the town center are just 5 miles away from it, while the beach sits just 10 miles away.
