Artsy, buzzy vibe with ocean sounds

Oceanfront is a surfer haven with a famous boardwalk, an excellent school district and a walkable creative arts section where a new food scene has sprouted. Its people are a mix of surfer patriots, beach-loving retirees, and saltwater-loving families. It may be fair to associate Oceanfront with hotels and restaurants, but locals know there’s much more beyond the Boardwalk. “It’s a likable live-work-play community where you have a lot of restaurants close by and easy access to the oceanfront and the beaches,” says John Powers, a local Realtor and team leader at Berkshire Hathaway. “It’s a fun year-round vibe there, with lots of different concerts at the Oceanfront all year long.”Nobody knows whether the city started giving out subsidies to artsy residents with creative business ideas or whether the artsy residents started creative businesses and the city stepped in to lend a hand. Either way, the ViBe Creative District is one of the coolest places in Virginia Beach. In 13 square blocks, a walkable, mural-filled Oceanfront sub-neighborhood has grown.

Surfboards, art and slow food

The Virginia Museum of Contemporary Art anchors this creative scene. The Wave Riding Vehicles flagship store has a surfboard—or stick—for every age and skill level. Across the street, skaters ride wooden ramps in all seasons. Next door, Pink Dinghy and Three Ships Coffee Roasters serve locals slow food and drink after they stock up at the Old Beach Farmers Market. In back, leather smiths and potters work in studios. A walk away, Commune creates New American dishes with locally sourced meat and produce, Zero’s Subs fills up with city workers at lunchtime, and there’s been a line at Lolly’s Creamery all summer season-long since it opened in 2019. There are bespoke egg dishes and Bloody Marys on Doc Taylor’s tables all summer, and Tautog’s Restaurant is known for its she-crab soup. Harris Teeter supermarket keeps ample hours and a huge selection. Even the Oceanfront Area Library feels beachy.

High-rises and bungalows

High-rise condominiums and hotels line the boardwalk and overlook the beach. Detached homes and townhouses start just a few blocks away, typically to the west of Pacific Avenue. Older models built during the postwar period are often in ranch bungalow or Cape Cod styles with front porches, landscaping, and bright color palettes. Prices start around $300,000 and can climb to $1 million depending on size, renovations and view. New home constructions regularly appear as unused lots or municipal spaces are repurposed. “Inventory has continued to be tight at the Oceanfront, and we’re still seeing record prices,” Powers says.

Festivals all summer

Events like the Something In the Water festival, a three-day music extravaganza started by hometown music star Pharrell Williams and the famous Neptune Festival, with its world-renowned international sand sculpting competition, draw visitors near and far to Oceanfront. The annual Coastal Edge East Coast Surfing Championships are a week-long festival, and the Shamrock Marathon in March is a favorite of locals.

Bike, skate, surf or paddle

With 42 blocks of boardwalk and Atlantic beachfront running from the Cavalier Hotel to the 1st Street Jetty, the beach is the thing in this neighborhood. Neptune’s Park, with its playground on the sand and sizeable outdoor amphitheater, is the most well-known green space. The century-old Princess Anne Country Club offers a more refined experience on its 18-hole golf course and tennis courts. Grommet Island park, named for the slang term for a beginner surfer, brackets the neighborhood on the south. Those seeking calmer waters can launch into Owl Creek and paddle west into marsh waters or charter a fishing boat to open water. Pacific Avenue runs the length of the neighborhood, and residents can get on Route 58, Virginia Beach Boulevard and Interstate 264 in a matter of minutes.

Unwinding from shopping at Tautaug's Restaurant

Residents pick up essentials at Harris Teeter or head to the Old Beach Farmers Market on 19th Street for fresh produce, meats and baked goods. Powers says that once you leave the boardwalk, Oceanfront is also home to small businesses. “I think that creates another fun part of the community,” Powers says. “It draws a lot of locals that don’t live in that area, but it gives it a great sense of identity.” After a long day at the beach, shopping or exploring the Virginia Museum of Contemporary Art, residents find a flood of dining options in Oceanfront Virginia Beach. Located in a cottage just blocks from the beach, Tautog’s Restaurant is known for fresh seafood, especially its she-crab soup, while Esoteric is popular for its cocktails, craft beer and beautiful back garden.

Best high school in the state

The Virginia Beach City Public Schools district earned an A on the school rankings website Niche. Linkhorn Park Elementary School received an A-minus. Virginia Beach Middle School and Frank W.
