Sense of community 12 miles east of Boston
One of thirteen villages in Newton, Massachusetts, Waban combines suburban tranquility and urban convenience. Colonial Revival, Cape Cod and Victorian homes sit on tree-lined streets with sidewalks. Bordered by the Charles River, the neighborhood has access to scenic shoreside trails. Local businesses like Waban Market, a family-owned grocer, keep the neighborhood quaint, while Windsor Club, the neighborhood social club, ensures neighbors know each other. But locals also have easy access to the Green Line, which leads about 12 miles east to Boston. It’s no wonder that Greg Reibman, president of the Charles River Regional Chamber of Commerce, describes Waban as “one of Newton’s finest villages.”

Classic New England homes and new construction
Homes in Waban embody classic New England styles and sit on wooded, well-maintained lots. Above-ground powerlines and mature trees shade sidewalks. Four-bedroom Cape Cod properties on about half an acre cost just under $1.8 million. For $3 million, buyers can find five-bedroom recently built New Traditional homes. Closer to the $4 million price point, potential homebuyers can expect 1920s Tudor-style houses and six-bedroom Victorian homes built in the 1890s, while newly constructed midcentury modern homes go for around $4.3 million.

The Charles River and Windsor Club
The Charles River runs along Waban’s western border, and Quinobequin Road contours the river. Along Quinobequin is the 3-mile Charles River Path, offering wooded walks by the shore. Locals might catch a glimpse of some wildlife, too – there are known to be beavers here. Kids love Richardson Playground and Warren Lincoln Playground, while golfers frequent Woodland Golf Club and Brae Burn Country Club. But Windsor Club is where the community gathers year-round. This is the neighborhood's social center, home to the community pool and swim team. Numerous events are also hosted here, from pizza parties to trivia nights to an annual whiskey tasting.

Waban Market and other local businesses
Reibman says that Waban is home to strong, healthy independent businesses. The neighborhood’s small downtown area can be walked in just a few minutes. Residents pick up essentials from Waban Market, a family-owned grocery store that sells seasonal and organic produce. With various deli meats and cheeses, this is a go-to spot during lunch hour. “They have a very popular take-out counter,” Reibman says. Another local favorite, Barry’s Village Deli, is a family-owned New York-style deli that serves a variety of sides, soups and sandwiches, including their popular corned beef sandwich with Russian dressing. Locals can also pick up a hand-tossed thin-crust pie from Stone L’Oven Pizza, the village’s go-to for natural and locally sourced food options.
