Walland offers privacy and mountain scenery
Walland draws those looking for seclusion while remaining within reasonable distance of the region’s dining destinations and key services. “It’s very private and remote. It’s the salt of the mountain type feel back there,” says Penny Cowell, owner of Monarch Realty. “I would say it’s undeveloped to a point where it still has that uninterrupted, true mountain feel.” Cowell adds that the community is no more than about 15 minutes from cities like Maryville and Townsend. Additionally, the community’s few hundred residents live near fishing holes and hiking trails. U.S. Highway 321 and the much traveled Foothills Parkway pass through the area, allowing many to go on winding drives up the mountains and get sweeping views of the surrounding hills and forests.

Housing ranges from ranch-style to luxury homes in the woods
Many homes here are on spacious lots overlooked by the hills. Quiet roads with no sidewalks also wind through the area. Walland offers homeowners some room, with a few lots spanning over 10 acres. Houses here include ranch-style, farmhouse and New Traditional homes. There are also some cabins and luxury lodge-style homes nestled in the woods. “They’re there and they’re usually gated off,” Cowell says. “It’s probably a private retreat of somebody with some status, and they don’t want to be found.” Many homes with less than 2 acres or needing improvements run between $180,000 and $460,000. Newer homes or ones on multiple acres go from $510,000 to $840,000. Some upscale or lodge-style properties run between $900,000 and $1.3 million. Walland also has an overall CAP Index Crime Score of 1 out of 10, below the national average of 4.

Food options range from burgers and catfish to upscale dining
While many go to Townsend or Maryville to eat out, Walland does have a few dining spots. They include The Barn, which is at a farmstead and resort called Blackberry Farm. The James Beard Award winner serves Appalachian-influenced cuisine and thousands of selections from its wine cellar. Located in a large red barn, the restaurant’s interiors mix upscale and rustic designs. For classic comfort food options like burgers and catfish, there’s Becky’s Grocery & Grill. Popular spots in Townsend include Dancing Bear Lodge & Appalachian Bistro, where options include charcuterie boards and cocktails. Walland’s neighbor also provides a grocery shopping option with Townsend IGA.
There is not much retail in Walland, but residents frequent the Walland Market & Deli.
The Chilhowee Inn in Walland is the oldest operating bed and breakfast in Blount County.

Blackberry Farm, Little River and mountains offer outdoor escapes
The nearby mountains and waterways provide quick access to various outdoor activities. The Little River snakes through the area, offering convenient tubing and trout fishing spots. Places along the river include Peery’s Mill Park, which many visit to see the wide waterfall created by its low-head dam. However, there are plans to tear down the dam due to long-standing safety concerns. Blackberry Farm isn’t just known for dining and lodging, as many come there to fly fish in Hesse Creek. The property also has over 12 miles of trails. “It has a lot of acreage. You can go hiking there,” Cowell says. “Blackberry Farm is quite exclusive, and it’s nice.” The community is also just north of Great Smoky Mountains National Park, which has even more miles of rugged and forested trails.

Students may attend Walland Elementary and Heritage schools
The community has a school, Walland Elementary, which receives a B-minus from Niche. The school’s extracurricular activities include boys and girls basketball teams. The community is also zoned for Heritage middle and high schools, which both get B grades. The high school had recent success on the athletic front when its girls basketball program won its first state championship in 2025.
Walland Elementary is the only public school in Walland.

Cyclists meet up for annual Bike Bash
Residents looking for events during the year will find several in nearby Townsend. Avid cyclists may sign up for Dancing Bear’s Bike Bash in September. Hosted by the Dancing Bear Lodge & Appalachian Bistro, the event allows cyclists to go on rides of up to 60 miles on the curving mountain roads. Afterward, participants may rest and celebrate with a meal at the bistro.
Route 321 provides direct access to neighbors
U.S. Highway 321 directly connects commuters to nearby cities like Townsend and Maryville. Walland is 10 miles east of Maryville and less than 10 miles northwest of Townsend. Walland residents may go to Maryville for medical care at Blount Memorial Hospital. Maryville is also just south of McGhee Tyson Airport, the region’s hub for commercial flights.
Area can experience flooding
Walland's location along the Littler River means parts of the community are prone to flooding. The area is at an extreme risk of flooding, according to firststreet.org.
