Amenity-rich suburb attracts creatives and professionals
It’s always showtime in Brentwood. Situated within this capital community is the D.C. Office of Cable, Television, Film, Music & Entertainment, which generates award-winning content for the district’s public access channels. A small but jam-packed enclave with an industrial feel, Brentwood lodges extensive amenities, including shopping complexes, recreation centers and major employers within walking distance of residential streets. “Convenience and community feel are the biggest draws,” says Ria Dougherty, a real estate agent with TTR Sotheby’s International Realty. “You’ll see people walking their dogs throughout the neighborhood, and you’re close to a lot of amenities in Ivy City, like Union Market.”
Established homes in Brentwood
Early to mid-20th century rowhomes dominate most of the housing stock in Brentwood, though there are some colonials, bungalows and new builds that freckle the byways. Terraced stairways link the entryways to tree-lined sidewalks. With minimal driveways and garages, on-street parking is common here. Condos are also available for those who want to avoid lawn maintenance. Price points range from $218,000 to $575,000, which Dougherty says “is more affordable compared to adjoining neighborhoods like Ivy City, Brookland and Langden.” Homes in those neighborhoods can sell for $800,000 to $1.5 million.
Historic Union Market and big box stores nearby
Rhode Island Place is a shopping center that rounds up a bevy of national retailers. Locals pick up groceries from Giant Food and can find other essentials at Ross Dress for Less and Home Depot. While here, grab a bite at District Rico. The purveyors of this Peruvian chicken outpost still follow their Peruvian grandmother’s recipe. Along the neighborhood’s east border, Zion Café offers West African cuisine. Locals also make the 1-mile trek south to Union Market, with roots in the city dating back over 150 years. The massive food hall features everything from dumplings to shrimp n’ grits and artisan doughnuts.
Event space for concerts and themed parties
Whitfield Entertainment Group Studios offers amenities for the community’s creative minds. The 22,350-square-foot production and event space holds a state-of-the-art recording studio, soundstage, and film production facility. The space hosts a calendar of events, including concerts headlined by top-charting artists. Past events include the Bridgerton Ball, a 90-minute immersive experience transporting attendees into the magic of the small screen by recreating imagery from the Regency-era TV series. And if it’s music locals are interested in, Echostage and Karma DC are walkable live music venues just one neighborhood over in Langdon.
Studying at District of Columbia Public Schools
Neighborhood students are served by District of Columbia Public Schools. They’ll begin their education at Noyes Elementary School, which earns a C-plus from Niche and is an arts integration school in the district’s Turnaround Arts: DC program. They’ll later filter into C-plus-rated Brookland Middle School and C-rated Dunbar High School. The high school offers five academies to students, allowing them to focus on a future career path. Those academies include leadership, bioscience and engineering, law and public policy, Black studies and sports management.
Afternoons spent at Brentwood Recreation Center
Brentwood Recreation Center is a home base for athletics in the neighborhood where kids can run around the playground, play baseball or shoot hoops. Brentwood is also just 2 miles away by car from one of Washington DC’s greatest treasures — the US National Arboretum. This 440-acre botanical site is home to countless gardens and collections people could spend years exploring, from herbs to bonsais to magnolias and more. Meander the paths, take a Saturday morning yoga class, and enjoy the sights and smells.
Navigating the D.C. metro
On Brentwood’s southern end is a large rail maintenance facility for the Washington Metropolitan Area Transportation Authority, which could make for more noise in the neighborhood. The neighborhood’s location makes getting around the greater D.C. area easy. The Rhode Island Ave-Brentwood metro is tucked in the neighborhood's northwestern corner, and several bus stops are dotted along Brentwood Road and Rhode Island Avenue. Locals who commute to the heart of the city can travel along Rhode Island Avenue for roughly 3 miles. Interstate 395 will connect them to Ronald Reagan Washington National Airport, just over 7.5 miles away.
