An overlooked Washington, D.C. neighborhood
Even longtime Washingtonians might've never heard of the Hawthorne neighborhood, but that’s what residents like. “It’s tucked so far up there, and there are about 10 streets,” says Micah Smith, a Realtor with HRL Partners at Washington Fine Properties. Smith has worked in Hawthorne and other Washington, D.C., neighborhoods since 2017. “The fact few people know about it is great for privacy.” The neighborhood bordering the Maryland state line is also an entryway to Rock Creek Park, and Smith says the park’s 1,700 acres of forests are another draw to the area. Similar to the nearby D.C. neighborhood of Chevy Chase, Hawthorne is a landing spot for highly educated, affluent residents in search of some distance from the district’s busy urban core. In fact, Compass Realtor Caryn Gardiner describes it as “one of the most suburban areas of D.C.”
Golfing and jogging at Rock Creek Park
Roughly half the neighborhood is covered by Rock Creek Park. Visitors to the national park can hike or cycle 32 miles of trails, check out the nature center or explore an 1800s mill. Portions of Beach Drive, a road that runs alongside Rock Creek, are closed to traffic, making it ideal for runs or bike rides, Smith explains. “You’re running with the woods on either side, and there are no cars coming through.” Due to the park’s size, Hawthorne residents would most likely need to drive to Rock Creek Park Golf Course, a public nine-hole course. Pinehurst Parkway Park, a skinny green space with a basketball hoop and a 4-mile trail, forms the neighborhood’s southern boundary.
$1 million ranch homes
Unlike some high-end D.C. neighborhoods, Hawthorne isn’t known for large estates. Some of the earliest homes were colonial-style houses built in the ‘40s, but ranch homes constructed in the ‘50s are most common. In recent years, contemporary-style houses have been added along Oregon Avenue. Three-bedroom homes start around $1 million, and homebuyers may pay $1.6 million for homes with four-plus bedrooms or amenities such as swimming pools. Smith says the most expensive home sold in the neighborhood fetched $3.2 million, though it was newer and featured a bigger lot than most houses in Hawthorne. The CAP Index Crime Score is a 1 out of 10, with 10 indicating highest crime. The neighborhood crime score is lower than the national average of 4.
Lafayette Elementary School gets a grade of A
Hawthorne is within the District of Columbia Public Schools system, graded a B by Niche. Students have to travel to surrounding neighborhoods for classes, starting with Lafayette Elementary School. Graded an A-minus, Lafayette Elementary pairs its academic curriculum with the Peace of Mind program, which teaches children to manage their emotions and treat peers with compassion. Students progress to Deal Middle School and Jackson-Reed High School, both of which receive As. Two miles away, students can enroll in International Baccalaureate programs at District of Columbia International School, a public charter school for sixth through 12th graders that scores an A-plus.
Shops, eateries located outside Hawthorne
Residents have to drive outside of the neighborhood to reach restaurants or stores. One of the closest businesses is Broad Branch Market a mile and a half away. The century-old grocer sells basic produce, carries a sizeable wine selection and runs a deli. Less than 2 miles from Hawthorne, Connecticut Avenue offers a walkable strip of shopfronts housing small bistros, a toy store and a record shop. On the avenue, locals can also catch movies at Avalon Theatre, which opened in 1923, and take care of shopping at Safeway supermarket.
Annual block party
Hawthorne’s signature event is an annual block party in July with food and ice cream. The party is a testament to how close neighbors become in the cloistered community, Smith says. “Not every neighborhood has stuff like that.” Rock Creek Park keeps a busy calendar, with rangers giving talks about the park’s plants and wildlife and the planetarium screening occasional films.
Bus stops along Oregon Avenue
The nearest Metro train station is 2 miles away in Friendship Heights, but a Metro bus line stops along Oregon Avenue. Riders can take it to shops and restaurants on Connecticut Avenue or in the Tenleytown neighborhood. By car, it’s 6 miles to downtown and 11 miles to Capitol Hill. The neighborhood is 3 miles from Interstate 495, Washington, D.C.’s Beltway.
