Long considered an afterthought to the bustling Petworth and Columbia Heights neighborhoods nearby, Park View is a growing community attracting more attention from homebuyers and investors alike. Located just north of Howard University’s campus, the neighborhood is centered around a stretch of Georgia Avenue that houses an eclectic blend of businesses. Hair salons and mellow cafes share the block with multifamily construction that offers a look into the area’s future. “If you stand on Georgia Avenue, you can look left and right and see three or four condos being built,” says Rick Morrison, a real estate agent with the Sky Group at Long & Foster. “There are large swaths of mixed-use properties like five- and six-story condo buildings.” The changing environment may be best summed up by the contentious decision back in 2012 for longtime take-out window Fish in the ‘Hood to change its name to the less colloquial Fish in the Neighborhood.
The neighborhood’s location makes it accessible for visitors from all over the District. Pennsylvania Avenue and the heart of D.C. is a 3 mile trip down Georgia Avenue, and the Georgia Ave-Petworth Metro station, which connects to the Green line, is located at the northern end of Park View. The neighborhood has a CAP score of 6 compared to the national average of 4, with the rankings for robbery and larceny accounting for most of the difference.

Federal architecture meets contemporary design
Neatly laid out in a grid pattern, the streets of Park View are lined with Federal-style row houses, some splashed with eye-catching pastels while others proudly display their stately brick. Occasionally, an incongruous contemporary-style building painted in muted grey and black will disrupt the uniformity, with asymmetrical patios and abundant windows ringed in black steel reflecting the evolution of Park View. “It’s a very small neighborhood, so it tends to get swallowed,” says Morrison. “But it's affordable and it has long-term potential.”
Front yards in the neighborhood are small but cared for, with wrought iron fences, garden benches and paving stones adding detail and cultivating a garden-like atmosphere. Front porches are narrow and bolstered by thick columns holding up overhanging roofs. Many streets and sidewalks are one-way, keeping traffic to a minimum and maintaining order in the neighborhood. A well-maintained three-bedroom row home built in the early 1900s may sell for between $700,000 and $900,000. Most properties in the neighborhood can be purchased for less than $800,000, including some condos in converted single-family properties that may list for around $600,000.

New trends, old staples on Georgia Avenue
Georgia Avenue runs through the heart of Park View and serves as the community’s main commercial strip. Built in 1810, the thoroughfare is one of the oldest in the district, connecting D.C. with nearby Rockville, Maryland. Trendy yoga studios and bistros have cropped up with recent investor interest, but many longtime staples remain local favorites. Despite the name change, Fish in the Neighborhood is still busy dishing up fried seafood plates while accepting cash only as payment. Heat da Spot, a corner café with funky décor and sofa seating, serves a blend of American and Ethiopian food and is renowned for their breakfast offerings. Residents seeking an al fresco experience can stop at Midlands Beer Garden, which features outdoor picnic tables and multiple TVs for Sunday night sports viewing.
The CVS at the corner of Georgia Avenue and New Hampshire Avenue, which opened in 2010, marked a turning point for the neighborhood as a “staple store” close to home. While the closest major grocery store, Safeway, is in Petworth to the north, Park View is only 0.2 miles from the CVS and the Georgia Avenue-Petworth Metro station.

Community gathers at the Park View Recreation Center
The Park View Recreation Center serves as a community hub, with the mural-painted walls and colorful playground equipment sending a warm welcome to visitors. The public children’s swimming pool offers a welcome respite from the sweltering heat during the summer, while the indoor computer lab is a valuable resource to community members. There’s also an outdoor track, basketball court, soccer field and an indoor fitness center. The city hosts several public programs at the recreation center, from sports programs like gymnastics and tee ball to leadership initiatives for youths. Kids can also enroll in full-day summer camp programs, although it’s advised to secure a spot early because they tend to fill quickly.

Vibrant nightlife at Hook Hall
Bars and nightclubs along Georgia Avenue offer plenty of places for night owls to stay busy. Historic schools with plenty to offer
Students in Park View may attend Bruce-Monroe Elementary School, which is housed in a Collegiate Gothic style space built in the early 1900s at the urging of the Park View Citizens’ Association. The elementary school has a B grade from Niche. From there, kids may move on to MacFarland Middle School, which offers a variety of extracurricular programs like robotics, chess club and Model UN and has a C+ rating from Niche. Roosevelt Senior High School, home of the Rough Riders, offers more than 15 different clubs and has a C rating from Niche.
