A West Palm Beach enclave in a top-notch location
Long gone are Pineapple Park’s days as a pineapple farm, but the West Palm Beach neighborhood is still growing in its own right. This is a largely residential swath of the city, but one that provides quick access to the burgeoning Warehouse District, a relatively new entertainment and dining hub that sprouted in a collection of old warehouses. So a home here provides quick access to free-time activities, plus convenient proximity to transportation points for commutes to work or elsewhere. “The beauty of being in the area is the fact you’ve got very close access to 95 and the commuter trail,” says local Realtor Stephen Snow of EXIT Realty Premier Elite. “Both the Tri-Rail and the now the Brightline, which is a more recent addition. For commuters or even just people that want to go to the airports.” The crime score in the neighborhood is just slightly above the national average, according to the CAP Index.
Pineapple Park produced an eclectic mix of homes
Most of the housing here is established, built between the 1920s and and the 1970s. “They’re going to be smaller, going to be more cottage-like,” says Snow, who has lived in the area for almost 50 years. Homes in the neighborhood come with floor plans that stretch an average of 1,267 square feet and, in addition to cottages, there are some Mediterranean- and ranch-style houses here as well. Properties in Pineapple Park span anywhere from one-tenth to three-tenths of an acre. Price tags often start in the $400,000s and can top out at well over $1 million depending on factors like square footage and condition.

Warehouse District is home to much to enjoy
The Warehouse District encompasses one pocket of the Pineapple Park area, a swath that less than 10 years ago was defined by nondescript industrial buildings. But, in recent years, a mix of breweries, restaurants and more have breathed new life into those facilities, creating a lively area in a city that’s already crawling with dining options. “There’s a great assortment of different price ranges and different menus,” Snow says. Grandview Public Market is one of the anchors of the Warehouse District, housing several individual vendors. Ramen Lab Eatery is popular in Grandview, with options like red curry ramen and five-spice duck ramen. The poke bowls at Joi Poke & Sushi are a hit, too, as well as the sandwiches at CesArt Boutique Delights.
Locals can grab a drink in the Warehouse District at places like Steam Horse Brewing Co., too, which has a half-dozen options on tap. People in Pineapple Park can also head down nearby Belvedere Road to reach Publix. Or they can scratch their retail itch at The Square, an indoor-outdoor mall with stores ranging from H&M to West Elm.

Catch the sun downtown
Pineapple Park’s proximity to downtown places residents close to multiple city events. “There’s just so much to do,” Snow says. Among them is SunFest, a three-day music festival in May with dozens of artists, covering multiple genres. There’s also the Downtown West Palm Beach Art Festival in April, showcasing multiple mediums, from sculptures to ceramics.
Local schools are well-regarded
The School District of Palm Beach County covers those in this neighborhood, a system with a B-plus rating on Niche. Kids here may start at either the A-minus-rated Palm Beach Public Elementary or the C-rated Roosevelt Elementary, depending on where in the neighborhood they live. Palm Beach Public Elementary offers an orchestral strings program and Roosevelt has a dedicated, hands-on math, science and technology program. Students can then progress to the B-minus-rated Conniston Middle School, where they can explore entry to the International Baccalaureate Middle Years Programme. Forest Hill Community High, which also has a B-minus grade, is next up, and extracurricular opportunities there include groups like an art club and a debate club.

Howard Park is a hub of its own
One of the amenities in Pineapple Park residents’ backyard is Howard Park, which Snow says is beautiful. Howard is almost 14 acres and has an expansive playground, athletic fields, tennis and basketball courts, and a popular dog park. There’s also a community center at Howard Park that can be rented for events.

Transportation options abound
Locals can head toward downtown to hop on either the South Florida Regional Transportation Authority Tri-Rail commuter rail or the Brightline high-speed train. “If you wanted to go to Fort Lauderdale or Miami you have a choice now between a Tri-Rail train or a Brightline train,” Snow says. Drivers here can quickly hop on Interstate 95, too, and the multiple Palm Tran bus stops can make it easier to get around town. “The Palm Tran, the local buses, they’re also very convenient,” Snow says.
