Initially platted as Wichita State University’s first campus, College Hill was instead developed as a residential enclave during the city’s late 19th-century housing boom. Today, 13 of the neighborhood’s original turn-of-century estates are listed on the National Register of Historic Places, but they’re now surrounded by modern amenities. Residents can walk to eclectic restaurants and retailers along East Douglas Avenue or enjoy a day outside at 22-acre College Hill Park. “This is one of the most desirable neighborhoods in Wichita because of how friendly it is,” says Alyson Assaf-Easterby, a Realtor with Park Plaza Realty and a College Hill resident. “There’s always someone out walking, and the College Hill Neighborhood Association puts on some of the most well-known community events in the city. You know your neighbors here.”

Sprawling historic revivals and quaint bungalows line brick roads
College Hill’s original brick streets are lined with homes built between the 1880s and the early 1900s. “People really take care of these homes and modernize them in ways that stay true to their historic architecture,” says Assaf-Easterby; wide front porches on Prairie-style homes and terracotta-tiled roofs atop Spanish Revivals are common sights here. “It’s also a sought-after neighborhood because you’ll find a wide range of home prices.” While Wichita’s average home sale price is $200,000, the four-bedroom Tudor cottages and Craftsman-style bungalows here, both with detached one-car garages, start at $300,000. Five-to-seven-bedroom Revival-style homes, some set on acre lots, tend to cost between $500,000 and $1 million.

Wichita Public Schools and a Catholic option
Children here can attend College Hill Elementary, graded a C-plus by Niche, then continue to Robinson Middle and Wichita East High, both rated a B-plus. The high school’s theatre program hosts three annual shows in its original 1923 building, with past performances including “Mama Mia” and “Legally Blonde.” Blessed Sacrament Catholic School serves students from kindergarten through eighth grade; the church has been here since 1928 and hosts weekly student masses plus several weekend services.

College Hill Park green space, ample theatre options and a Frank Lloyd Wright home
Home to Wichita’s first golf course until 1912, College Hill Park offers a rolling green space at the neighborhood’s core. Visitors can hike the park’s winding paths, practice their serves on the tennis courts or run around the playground. Hot summer days call for a trip to the park’s public pool, where the end of the season is celebrated with a dog swimming competition.
Locals will also find plenty of indoor entertainment. Hosting everything from jazz concerts to drag shows, The Crown Uptown Theatre has been one of Wichita’s largest Broadway-style stages since 1928. From summertime garage sales to the annual College Hill Park Easter Egg Hunt, the neighborhood association provides community events year-round. For Halloween, residential streets are blocked off, allowing trick-or-treaters to focus on full-size candy bars rather than traffic. “People from across the city specifically come here for Halloween because we go all-out with haunted houses and other elaborate decorations,” says Assaf-Easterby. Wichitans also flock to the neighborhood during the holiday season to view the Christmas lights by car or trolley tour.

Restaurants along East Douglas Avenue range from casual daytime hubs to late-night locales. Longtime breakfast spot Livingston’s is known for its pancake stacks and hearty egg scrambles. And since 1977, Watermark Books & Café has provided the neighborhood with the latest novels and literary-themed sandwiches like the Moby Dick, with tuna salad on wheat bread. Dempsey’s is the place for Kobe beef burgers and local brews, while The Belmont offers upscale American fare and hand-crafted cocktails.
