Industrial neighborhood in Wichita
Split between a busy railroad track with manufacturing plants to the east and urban single-family homes to the west, North Wichita is one of the city’s most industrial neighborhoods. Though this makes for an easy commute to work, it’s not always that simple. “The trains run all day, every day,” says Caleb Claussen, a Realtor with Reece Nichols South Central Kansas, who services the neighborhood. “The train will stop and block 29th and 33rd streets sometimes. If that happens, you just go north or south and drive around it.” Though the train may be inconvenient, North Broadway Avenue, which runs parallel to the tracks on the residential side, offers the conveniences of retailers and restaurants and leads 4 miles south directly to Downtown Wichita.
Manufacturing plants create thousands of jobs
North Wichita’s industrial section brings in thousands of jobs to the neighborhood. Johnson Controls employs about 1,600 workers at its distribution center. Other leading employers include Airxcel, which builds products for recreational vehicles, and Bartlett, one of the country’s largest grain suppliers.
Urban single-family homes
The residential side of North Wichita is made up of single-family homes built in the mid-1900s. They include primarily ranch styles and bungalows, most of which are located a few feet from each other. “You can buy a house on a quarter-acre lot that is relatively affordable, and that’s why people move here,” says Fiesta Real Estate owner-broker Bernardo Flores, who has been selling homes in Wichita for 22 years. These homes typically range from 1,000 to 2,500 square feet, selling anywhere from $150,000 to $250,000, depending on the size and if there are any renovations. While many residential streets are paved, there are also a few gravel roads. But one thing many homes have in common is that they are hard to come by. “They don’t go on the market super often,” says Flores, “But when they do, they’ll sell in less than two weeks.”

Easy walk to Ortiz Elementary School
Most students can walk to Ortiz Elementary School, as it’s situated right in the center of the residential area. It gets a C-minus grade from Niche, as does Pleasant Valley Middle, where kids go before finishing their degrees at Wichita Heights High, which gets a C-plus and is ranked the 6th-most diverse high school in the state.
5 miles to the nearest fishing lake and playgrounds
K-96 Fishing Lake Park is the most prominent park in North Wichita. It’s about a 5-mile drive from neighborhood homes, located on the east side of the industrial area, just across from Interstate 135. The 46-acre lake is stocked with channel catfish, crappie, largemouth bass and other fish by the Kansas Department of Wildlife & Parks. The 126-acre Dr. Glen Dey Park is just across the road, featuring large open fields with walking paths and two playgrounds that provide distinctly different experiences. Children can play on the newly built jungle gym in the park’s western area, which has a zipline and swing set. At the eastern playground, Kansas history comes alive with a covered wagon and a life-sized buffalo statue.

Shopping and dining on North Broadway Avenue
Along North Broadway Avenue are a few locally owned restaurants, including Savute’s, the oldest Italian restaurant in the city. It’s been a community staple since 1944 and has been home to the attached Stick ‘N Rudder Club since 1980, where people can go to grab a cocktail while surrounded by aircraft memorabilia. El Chapulin is right next door, serving up authentic Mexican Food. There are also several other Mexican restaurants just a few blocks south in Wichita’s El Pueblo neighborhood. That’s where locals can shop for groceries and other essentials at Farmers Market and the attached Dollar General. The closest big box stores like Dillons, Walmart and Aldi are about 3 miles away.

Two routes to Downtown Wichita
Residents can take North Broadway Avenue 4 miles south to Downtown Wichita. To avoid the traffic lights, Interstate 135 is another option, though it’s about a 6-mile drive.
