Named after royal grounds
Set between North Santa Rosa and Healdsburg, the master-planned, family- and retiree-friendly town of Windsor was only incorporated in 1992, but it’s been home to a Sonoma County community since the end of the Gold Rush. In 1855, Windsor was named by a Pony Express rider from England who thought this rural landscape of rolling hills and spreading oaks was reminiscent of the grounds of Windsor Castle. Today, the landscape is more developed, but some parts retain a rural vibe, dotted with farms and wineries. “People visit for the wine, food and weather, but they end up staying and building a life here because of the great schools, the strong sense of community and the safety,” says Joseph Henderson, Windsor resident and owner of Heritage Realty.

Diverse housing among scenic landscapes
Set in the Russian River Valley floor between the Mayacamas Mountains and the Russian River (which flows along the western edge of town), Windsor is surrounded by vineyards, orchards and farmland. Housing here varies from luxury villas on large lots to condos overlooking the central Town Square to 55+ mobile home communities, all in subdivisions generally developed between 1990 and the mid-2000s; construction and proposals for new subdivisions are ongoing. Realtor Sheila Mabry, a Certified Luxury Home Expert with Luxe Places International Realty, loves Windsor for its wealth of housing options. "A lot of the land here is owned and developed by the Agua Caliente tribe, who don't have to consider the same traffic guidelines as private developers -- many of these homes can really spread out, with lots of space. And you can choose to live out in the country or right downtown, and still feel like you're part of the community." Craftsman- and Spanish-style homes with up to four bedrooms average $850,000; those in the Shiloh and Vintage Greens subdivisions are close to the 18-hole, public Windsor Golf Course. The larger, tree-shaded homes within subdivisions like the Traditional-style Lakewood Hills and the Mediterranean-style Villas by Schellinger Homes average $1.5 million.

Windsor High offers specialized grading
The Windsor Unified public school district earns an A-minus from Niche. Mattie Washburn Elementary earns a B-plus, serving kindergarten through Grade 2, while Brooks Elementary earns a B-minus, serving Grades 3 through 5. Kids can continue to the B-rated Windsor Middle for Grades 6 through 8, then attend the B-plus rated Windsor High, which uses AVID and Mastery-based grading to ensure student success rates.

Regional parks among redwoods and the Russian River
With six community parks, 13 neighborhood parks and a few large regional parks, there’s plenty of greenspace for residents to enjoy in Windsor. A standout is the 850-acre Shiloh Ranch Regional Park on Faught Road, which offers vineyard and valley views from 8 miles' worth of hilly, oak-shaded multi-use trails. The dog-friendly Riverfront Regional Park spans over 300 acres, with paths that circle two lakes, redwood groves and a volleyball court. Residents grab their lawn chairs and head to Town Green for Thursday live concerts, movie nights and concerts in the summer, and a forest’s worth of Christmas trees in the winter. Set within the WorldMark Windsor community at the northern edge of town, the 18-hole Windsor Golf Course is open to the public year-round, loved by locals for its vineyard views and on-site restaurant overlooking the fairway.

The pedestrian-friendly center of Windsor is the Town Green, a sprawling public greenspace surrounded by local businesses. Here the family-owned Café Noto is a popular morning stop for fresh pastries and organic coffee, KC's is a go-to for classic diner fare and Himalayan Restaurant has been serving Nepalese and Indian specialties since 2010. Local wineries include Notre Vue Estate, set within a 350-acre wildlife preserve, and Bricoleur Vineyards, whose six-course wine pairing menus use produce from their on-site garden.
Neighborhood grocery options include Oliver's Market, part of a Sonoma County chain, and a Safeway at the Lakewood Village shopping center; residents flock to the Windsor Certified Farmers Market at the Town Green on Sunday mornings. About 10 miles south of town, just off the 101, Santa Rosa Plaza is a large shopping mall with a Macy’s, chain retail like Foot Locker, and the county's only Apple Store.

Convenient routes to the Bay Area and beyond
US 101 intersects Windsor just south of the Town Green, providing a direct 64-mile route south to San Francisco and a 9-mile route south to Santa Rosa. A new Sonoma-Marin Area Rail Transit (SMART) station is under construction near the Windsor Town Green, further expanding transportation options for commuters.
