Peaceful suburb near parks, golf and Interstate 40
Located 5 miles west of downtown Albuquerque, Ladera Heights is a peaceful suburb known for its proximity to Interstate 40 and Petroglyph National Monument. “It’s a quiet, sleepy suburban neighborhood,” says Steven Radolinski, a Realtor with Keller Williams Realty who’s sold homes in the area since 2006. “You definitely see the pride of ownership here, and there are lots of things to do.” Along with Petroglyph National Monument’s hiking trails, residents can get outside at Ladera Golf Course and pocket parks around the neighborhood. Shops and restaurants along Coors Boulevard and U.S. Route 66 (also called Center Avenue) keep good food and essentials close. “The best thing about living in Ladera Heights is the sense of community combined with the convenience of nearby amenities,” says Angela Aragon-Schriber, an associate broker with Weichert, Realtors Image. “There's a distinct feeling of comfort and ease that residents appreciate.”

Spanish Revival homes on suburban cul-de-sacs
Late 20th-century Pueblo and Spanish Revival homes sit close together along the curving streets and cul-de-sacs of the neighborhood’s northwest; 1970s and ‘80s ranch styles are more common along the gridded streets to the southeast. Most homes have attached two-car garages and xeriscaped yards. “First-time homebuyers find the area appealing due to its affordability relative to some other parts of Albuquerque,” Aragon-Schriber says. A three-bedroom ranch in the neighborhood’s southeast can start around $200,000, while a five-bedroom Spanish Revival can cost $560,000. Some luxury homes are also available near the Rio Grande; a four-bedroom Pueblo Revival with a gated entry on nearly 2 acres can cost up to $995,000.

Along Interstate 40
Interstate 40 passes through the neighborhood’s center, connecting to downtown Albuquerque 5 miles east. “You can get on the freeway and be downtown in less than 10 minutes,” says Nathan Smith, owner and qualifying broker at Realty Executives Advantage who’s sold in the area for 24 years. Coors Boulevard is the main road in the eastern part of the neighborhood, and U.S. Route 66 is in the south. At the Central and Unser Transit Center on Route 66, bus riders can hop on four ABQ RIDE bus routes. Dedicated bike trails, bike lanes and sidewalks make the area friendly for cyclists and pedestrians. Lovelace Medical Center is 7 miles east, and Albuquerque International Sunport Airport is a 10-mile trip.
Hike through Petroglyph National Monument
While Ladera Heights has several pocket parks throughout the neighborhood, the 5-acre Rinconada Park is a favorite; this tree-shaded park has a playground, grassy area and pickleball courts. At the 1-acre Abel’s Dog Park, dogs can get out their zoomies on the grass and practice tricks on the agility ramps. Golfers can play 18 holes at the public Ladera Golf Course in the neighborhood’s north; it has the longest playing yardage of any other city-owned course. At Jennifer Riordan Spark Kindness Sports Complex, little league teams can compete or practice on the five synthetic turf baseball fields; “lots of families go there on the weekends,” Radolinski says. The neighborhood’s west side is bordered by the 7,200-acre Petroglyph National Monument; nature and history lovers can explore the parks four trails that wind past hundreds of Native American petroglyphs and cinder cone volcanoes. Nearby houses of worship include Legacy Church’s Central Campus, Casa Del Rey and St. Joseph on the Rio Grande Catholic Church.

Pizza 9’s Chicago-style pizzas and Blake’s Lotaburger’s green chili cheeseburgers are takeout staples.
