An urban village long known for commuter access to D.C.
Long Branch Creek sits at the south end of Arlington, bordered by South Glebe Road and the churning creek called Four Mile Run. Long before it was an inclusive, park-heavy community, the area was mainly used as a crossroads for commerce. The road now known as Army Navy Drive is the neighborhood's western boundary. It was a troop corridor during the Revolutionary War and the Civil War; even today, it's a popular route leading straight to the Pentagon and the nation's capital. It was the construction of the Pentagon in the early 1940s, along with the post-World War II housing boom, that helped develop Long Branch Creek into a neighborhood of condo complexes and smaller midcentury builds, originally meant to appeal to low-to-moderate income homebuyers, usually with government jobs. "Long Branch Creek is a neat little enclave with neighborhood parks and schools you can walk to, but it's right by I-395, the Pentagon and Pentagon City, so it's perfect for commuters. They can have a quiet home life but still get to work easily,” says Realtor William "Bill" Scott of Yeonas & Shafram Real Estate.

Kids play sports at Gunston Park
Parks are plentiful here, considering there are three established green spaces within Long Branch Creek's small boundaries. Avalon Park is a square-shaped terrace surrounded by condos on all sides. It is a great spot to walk dogs or play a game of catch outside. Troy Park spans 2 acres and offers a playground, basketball courts and picnic tables. It also has a small trailhead that leads to Four Mile Run Trail, a pedestrian path beside Four Mile Run Creek. Gunston Park is the largest in the area, featuring tennis courts and soccer and baseball fields. The Lang Street Community Gardens are east of Long Branch Creek and offer several rentable plots for residents to plant fresh produce or herbs. It's just one of seven community gardens scattered throughout the city to encourage sustainable hobby farming.

Condos and multi-family properties fill Long Branch Creek
"Affordability is another reason people come here. There are plenty of rental options, plus purchase costs are still lower than much of the Greater Washington region," says Scott. Home values in Long Branch Creek range from $400,000 to $900,000, varying by square footage and lot size, compared to the average Arlington home price of around $801,000. Early 1940s colonial-style duplexes are still on the market and often sit alongside new millennium condo complexes and midcentury townhouse rows. Lot sizes are usually modest, and houses sit along compact residential streets with consistent sidewalks, giving the area the atmosphere of a quaint urban village.
