A hip location for less than downtown

East Austin is growing rapidly with an influx of buyers moving there to be close to tech companies, trendy businesses and mixed-use developments. Neighborhoods like Blackland encompass many of the reasons why. Sitting directly across Interstate 35 from the University of Texas at Austin, Blackland's location makes it primed to continue offering an ample supply of opportunities to those living there. "The reason you are going to buy in Blackland is because you want to be by the trendy bars and restaurants you can walk to, or you work right across at St. David's Hospital," says local Realtor Amy Brossette of Keller Williams Realty. "But also, young professionals like to be there if they want to be downtown but maybe they don't want to pay the downtown prices."

Bike repair bars and farm-to-table Mexican fares

The neighborhood's major roads, including Martin Luther King Jr. Boulevard and Manor Road, are quickly growing commercial hotspots in East Austin. Newer, popular restaurants like Este highlight the modern verve of the area's businesses, whether it be for the intricate presentation of traditional Mexican seafood dishes or for the fresh ingredients used, which are plucked right out of garden beds located behind the restaurant. When heading home after a long bike ride, many residents peruse the rotating menu of tap beer at The Wheel, a bicycle-themed bar that also offers bike repair services. The one thing residents will have to travel a short distance for, however, is groceries, as the nearest supermarket is a Fiesta Mart located a mile north.

Fresh pickings from the Alamo Community Garden

The main community hub of Blackland is Alamo Pocket Park. Though small, the central green space packs in many activities. Residents gather there for a variety of sweat-breaking and community-building activities, including pickup basketball and Gaga – an Israeli dodgeball-esque sport. Home to a recreation center, Alamo Park is also a common meeting place for year-round programs aimed at therapeutic recreation for adults and seniors. But the real gem of this community square is the Alamo Community Garden, where local green thumbs gather to swap seeds and smiles while nursing fresh produce for their nightly dinners.

Alamo Park is also where locals go for holiday events hosted by the recreation center, such as Alamo Springfest, an annual Easter event featuring a children's egg hunt, live music, arts and crafts, and local food vendors. On Halloween, residents gather at the park for Paws and Pumpkins – a colorful and hilarious costume contest featuring locals and their pets, often donning matching outfits.

New builds with relatively low buy-in

Blackland's open-air streets contain a healthy mix of home designs, including single-story midcentury ranchers and Craftsman-style bungalows from the mid-20th century, as well as newly built modern traditional homes with almost twice the square footage. The neighborhood's older homes usually fetch lower prices than newly built homes, with many selling for between $250,000 and $525,000. But older homes in Blackland often need some repairs, so some buyers are happy to pay anywhere from $700,000 to over a million for a newly-built home. Condominiums and apartments are also beginning to pop up in Blackland's eastern ends, often around a starting price point of $200,000, and a small handful going as high as $525,000

Multiple ways to get around

Although most residents rely on a car to get around, multiple bus routes pass through the neighborhood on major roadways, and a light rail stop just south of the neighborhood in Chesnut offers trips downtown. Drivers meanwhile have immediate I-35 access, although traffic jams are common.

Students choose the best high school in Central Texas

Neighborhood students are zoned to begin at Campbell Elementary, which has a B-minus Niche score. For grades 6 through 8, students attend Kealing Middle School, then age up to McCallum High School, an A-rated school ranked the 10th-best high school for arts in Texas. Some buyers are attracted to the local schools while others appreciate having options. "If you live anywhere within Austin ISD, at least at the middle school and high school level, you can test into their academies no matter where you live," says Brossette, who is also a former educator. Many parents in Blackland send their children to specialized public schools nearby, such as the Liberal Arts and Science Academy, which has an A-plus Niche rating. Across Central Texas, "LASA is always the top school. There's no question about it," Brossette says.

Things to consider

Noise is the main thing to consider about Blackland's daily environment. Those living in Blackland's western parts experience noise because of their proximity to I-35, while those living eastward might have to deal with the noise of light rail trains. Crime is also still a small factor in Blackland, with a CAP Index score one point above the national average, mostly because of marginally higher rates of non-violent crime.
