On the Crestview of a wave

If Crestview’s not the most welcoming neighborhood in Austin, it’s pretty high up there. Case in point: In the early 2000s, residents completed a “Wall of Welcome” mosaic depicting the neighborhood’s history and community life. The suburb was one of Austin’s first, which the mosaic explains. But as the city has expanded, Crestview has moved closer to the urban core, catalyzing another wave of development. Location is a huge part of Crestview’s appeal. “You’re halfway between downtown Austin and our second downtown, where the Domain shopping center and the Q2 Stadium are,” says John Dunham, a Realtor with Compass who has been selling homes in the area for over 20 years. Beyond this, neighbors are in the proximity of delicious restaurants, and they belong to an involved community where events routinely take place, like an Oktoberfest with free beer. Homebuyers will find a variety of styles and floorplans, starting around $500,000.

Bungalows and beyond

There’s no single dominant architectural style in Crestview. “You have an interesting juxtaposition of brand-new homes and postwar bungalows,” Dunham says. Likewise, some homes are painted hushed shades of beige or white while others pop out in shades of blue or yellow. Many of these bungalows from the 1950s offer about 1,500 square feet of space and have seen extensive remodeling, keeping their values high. Many sell for around $550,000 and virtually all within the range of $500,000 to $700,000. Newer constructions have been entering the market since the mid-2010s. These homes tend to be two-stories and follow eclectic, contemporary architectural designs, some taking inspiration from the farmhouses that preceded the neighborhood. Many of these modern builds start at around $800,000, but bigger ones offering 2,500 square feet of space can sell for at least $1.5 million.

Esteemed schools and a fine arts academy

Brentwood Elementary School is just to the south of Crestview within a mile of most homes, while Lamar Middle and McCallum High schools are within 2.5 miles away. Lamar Middle has received an A-minus rating form Niche while Brentwood Elementary and McCallum High have received coveted A’s. McCallum High is the location of the Austin Independent School District’s Fine Arts Academy (FAA), which offers programs such as choral studies, classical guitar and performance theatre. The FAA’s musical ensembles, choral groups and dance and theatre troupes have performed around the country in prestigious venues like New York’s Carnegie Hall.

Crestview residents love playing sports

The North Austin Optimist has several baseball diamonds for residents’ enjoyment. Locals might also consider signing their kids up for the NAO’s baseball and softball leagues, which meet during springs and falls. For more athletic activities, Brentwood Neighborhood Park has tennis courts, a basketball court and an outdoor pool. Residents might also visit nearby Beverly S. Crestview’s top-notch stores and restaurants

The Crestview Shopping Center may look like any other small shopping plaza, but it’s the commercial hub of Crestview’s locally owned businesses. Residents can buy locally sourced produce at Fresh Plus Grocery and dine on New Jersey style pizza at Little Deli & Pizzeria. Top Notch Hamburgers lives up to its name, serving American staples like French fries, chicken tenders and, of course, charbroiled hamburgers. Beyond its beloved cuisine, this retro-looking restaurant has become an Austin icon for appearing in the 1993 cult classic “Dazed and Confused.” National restaurant and shopping chains like Walmart can be found along West Anderson Lane.

Numerous CapMetro transit options

Residents can access the Capital MetroRail commuter train via the Crestview station in the neighborhood’s southeast corner. Alternatively, residents might take the 801 MetroRapid bus. Six MetroBus lines pass by the neighborhood too. Drivers don’t have to go farther than 3 miles to access major highways like Interstate 35, Texas State Highway Loop 1 and US Route 183. Crestview is roughly equidistant between downtown Austin and the Domain shopping center, both being 15 minutes (8 miles) away by car.

Oktoberfest in Crestview

The Violet Crown Oktoberfest is a neighborhood favorite. Beyond the live music and sausage wraps that such festivities are known for, at this Oktoberfest, the beer is free and comes from over 20 local breweries. Donations are accepted, though, and all proceeds go back to benefiting the community through a micro-grant program that funds civically minded projects. In the past, a friendly game of tug-o-war is played between Crestview residents and their Brentwood neighbors.
