Small community between two busy neighborhoods
One of the oldest neighborhoods in Austin, Galindo is a small square with a lot happening around it. Monica Guerrero, former president of the Galindo Neighborhood Association and Relator with AustinRealEstate.com, says, “People used to think it was too south, but now it’s part of the central hub.” The area is close to many bars, restaurants and coffee shops in South Congress and South Lamar. However, it still feels like a small community with many longtime Austinites, even as the city around it continues to grow. “A lot of people who have lived in Austin since the 1970s are still living there,” Guerrero says. It’s slightly removed from the nightlife and anchored around a park and home to the South Austin Tennis Center. “There’s so much right at your fingertips,” says Christian Haile, a Realtor with the Von Behren Group who used to live near the neighborhood. “Downtown is just a few minutes away, and there's easy access to any of the highways.”

New construction next to old South Austin charm
Galindo originally consisted of midcentury cottages and bungalows from the 1950s and '60s, but it is experiencing a rise in new construction. Older houses are being renovated or torn down and rebuilt. “Some blocks have new homes next to older homes,” Guerrero says. “But it still has that South Austin charm.” Homes sit close together, but some benefit from larger backyards, like the row of cul-de-sacs on Garden Villa Lane. There’s a good variety from small and compact to contemporary luxury, which is reflected in the neighborhood’s price range. “As far as the 78704 zip code goes, it’s one of the lower entry price points,” Haile says. “There’s a lot of condo opportunities there, if you’re looking for a slightly lower monthly payment.” Single-family homes start in the low $600,000s and go as high as the low $2 millions, depending on size and how recently the house has been renovated or built. Condos range from the mid $200,000s to the low $1 millions.

Beer gardens, pubs and diners near Galindo
Austin is the kind of city where the bars, restaurants and coffee shops are distributed all around town, not just downtown. “As far as dining goes, it’s one of my favorite areas of town,” Haile says. “You’ve got The Austin Beer Garden Brewing Company right at the edge of Galindo.” Kelly’s Irish Pub offers dishes like shepherd's pie and a rotating tap special. Next door, Phoebe’s Diner is a local chain serving brunch. Galindo is between South Lamar to the west and South Congress to the east. “Those are very popular streets for Austin’s iconic restaurants and bars,” Guerrero says. There are also boutiques like Dylan Wylde, which Haile says is a trendy shopping spot. The nearest H-E-B is a short drive away on South Congress Avenue.

A high school partnering with Austin Community College
The southern half of the neighborhood attends Galindo Elementary, which receives a B-minus score on Niche. Dawson Elementary scores a C-plus and serves the northern half of the neighborhood. Lively Middle earns a B grade. Travis Early College High partners with Austin Community College to allow students to earn an associate degree while still in high school. It scores a B-minus. Students can request to transfer to any open school within the Austin Independent School District.

South Austin Neighborhood Park spans 11 acres and has multiple tennis courts and ballfields with nighttime floodlights. “We have our own little park in the neighborhood,” Guerrero says. “There’s a lot of tennis and pickleball played on the weekends there.” Residents can play indoor basketball, ping pong and pool at the South Austin Recreation Center on Cumberland Road. There’s also a gym, stage, meeting room and kitchen. As for outdoor amenities, there’s a playground, picnic tables and barbecues. “People in the neighborhood care about cleaning up the parks and making sure it’s a good neighborhood to live in,” Guerrero says. Residents of Galindo can sign up to reserve a plot at the South Austin Community Garden — a growing collective of organic gardeners. Gillis Park also sits on the edge of Galindo. “There’s no shortage of green space that you can walk to,” Haile says.

A neighborhood association that meets twice a month
The Galindo Elementary Neighborhood Association hosts events throughout the year, many of which occur at South Austin Neighborhood Park. “When I lived in that area, it’s where we went to vote,” Haile says. “There’s a lot of community around there, and it’s really easy to get involved.” A community meeting happens every two months. On July 1st, neighbors come together in the evening for a pre-Independence Day Potluck.
Getting around Greater Austin
U.S. 290 borders Galindo to the south and intersects with Interstate 35. Some homes may be within walking distance of a few restaurants, but the neighborhood is primarily car-dependent. "I wouldn’t say it’s the most walkable,” Guerrero says. “But it’s a short Uber ride to anywhere you need to go. It’s an 8- to 10-minute Uber ride downtown.” Capital Metro has multiple bus stops in the area, especially along South 1st Street, which borders the neighborhood's east side. Austin-Bergstrom International Airport is about 10 miles east, a drive that will take 20 to 25 miles depending on traffic.
