A hip and modern shoreline in South Austin
Before Oracle built its 500,000 square-foot headquarters in South Shore, the neighborhood was an economical nook of apartments next to Interstate 35, largely occupied by college students. But ever since the early 2000s, Austin's tech boom has recast the waterfront community into a modern hotspot that serves a growing population of pedestrians and commuters with hip eateries and nightlife locales in a largely mixed-use setting. Unlike many neighborhoods across the river from downtown, home prices in South Shore still remain modest despite all the development, keeping options open for students and first-time buyers. And with immediate access to Austin's central waterway throughout the neighborhood, the cherry on top is that “It’s in a great location,” says Realtor Scott Hayes of Compass RE Texas. “The neighborhood is 5 miles from downtown and 6 miles to the airport. And it’s walking distance to Oracle.”

Outdoor brunches, multicultural fusions and beer gardens
Austin's flavorful reputation is diverse and robust in South Shore with its array of casual, modern and upscale eateries near East Riverside Drive, many of which are found in mixed-use areas. While chain restaurants like Chipotle are popular for quick fixes, casual lunch-goers with time to spare hang out in the food truck park off of the Ann and Roy Butler Hike and Bike Trail. Some go there for pre-noon items from Noble Joe Coffee or Brunch Brunch Baby, while others go for a hearty plate of Indian food from Samay. International flavors abound throughout the neighborhood with additional options like Chi'Lantro, a popular regional chain of Korean-Mexican fusion, Vietnamese eateries like Pho Please and a smattering of taco spots. The neighborhood also has numerous nightlife attractions, including an array of dive bars like Frazier's Long & Low and beer gardens like the Buzz Mill. For groceries, an H-E-B location on East Riverside Drive offers a place for full pantry restocks, while smaller international markets like La Michoacana Meat Market offer a place to shop for specialty ingredients.

Punk shows at Emo's and flea markets at the Buzz Mill
The Buzz Mill is not just a place to sip on craft beer. It's also a popular event space, home to repeat gatherings like trivia contests, flea markets, the South Austin Chess Club and open mic nights for both standup comedy and live music. In addition to bars and beer gardens, South Shore contains a number of popular live music venues. Emo's is a prominent spot to catch shows for up-and-coming alternative rock bands. Next door, Come and Take It Live is a well-known venue for all genres of music, but it's especially popular with metal, hardcore punk and Americana bands.

Located on the south shore of Austin's scenic central waterway, “The river is a huge draw for buyers,” says Hayes. “But it’s more than just the river. There are hiking trails and parks.” A large swathe of the neighborhood consists of Roy G. Guerrero Colorado River Metropolitan Park – one of the city's many waterfront parks that are interconnected by the 10-mile Ann and Roy Butler Hike and Bike Trail. The expansive park's nearly 400 acres include a whole host of amenities, like river access, quiet beaches, a disc golf course and modern playgrounds. But the park's real gem is its multitude of softball fields, which are often loaded with Little Leaguers and adult rec players. The park also offers access to the Boardwalk at Ladybird Lake, a sleek waterfront walkway with sweeping views of the downtown skyline. Next to the Boardwalk, Peace Point's picnic gazebo offers a slightly quieter viewpoint of the city.

Lower buy-in options for South Austin
The neighborhood consists of far more multi-family options than single-family homes. Of the few that can be found in tiny subdivisions like the Crossing Gardenhomes, they typically come as snout houses built in the mid-1980s and are priced between $425,000 and $525,000. Condos and attached townhouses are a more common option for owners who are often attracted to the amenities, like private parking, pools and tennis courts. Attached townhouses, like those in the River Crossing community, tend to be the most economical option, with prices usually ranging from $200,000 to $400,000 for a two-bedroom unit. Condos tend to be the most expensive option, partly for their amenities, but also for their location closer to Lady Bird Lake and commercial areas within walking distance. These often range in price from $600,000 to just under $1 million.

Walking to Oracle HQ, biking to downtown
With Oracle's headquarters in the neighborhood, some residents walk or bike to work, never leaving their community between the hours of 9 a.m. and 5 p.m. This is made easier with a healthy stock of trails, bike lanes and sidewalks throughout the neighborhood. CapMetro bus routes also serve the neighborhood, and residents without a bike can rent one from one of two BikeShare rental stations in the neighborhood. But with downtown directly across the water, some residents commute to the many major employers staked there, often by car. Because East Riverside Drive connects all of the car bridges that span Lady Bird Lake into downtown, traffic on city streets can be heavy during peak commuting hours. Congestion on city streets dovetails with frequent slowdowns on Interstate 35, but the highway also offers a way to bypass downtown to reach employers farther north.

Split between school districts
The neighborhood is split between Austin Independent School District and Del Valle ISD. Neighborhood students enrolled in Austin ISD schools begin at Sanchez Elementary, which has a C rating from Niche. Martin Middle School comes next, earning a C rating as well. For high school, Austin ISD students are split between Eastside Early College High School, rated B-minus, and Austin High School, rated A, both of which offer early college credits. Neighborhood students enrolled in Del Valle ISD begin at Baty Elementary, rated C-minus. After that, they age up to John P. Ojeda Middle School, rated C, and finish school at Del Valle High School, rated B-minus.

Things to consider
Due to weather patterns in Hill Country that collide with those from the Gulf of Mexico, Lady Bird Lake and its tributaries are highly prone to flash flooding. The city has a number of flood control measures along the Colorado River, such as the Longhorn Dam at the northeastern edge of Roy G. Guerrero Colorado River Metro Park. But heavy rain following long dry spells still present a significant environmental hazard for some residents. Many areas throughout the neighborhood are in special hazard flood zones, prompting many residents to purchase flood insurance. The neighborhood also contends with an above average crime rate. The neighborhood's CAP Index Score is three points above the national average, mostly driven by the area's nightlife. But despite this, crime rates still remain lower in South Shore than in most core and downtown neighborhoods.
