West Oak Hill is like a one-stop shop of Austin suburbia. This area stuffs a selection of homes built across several decades, a major highway junction, restaurants, big-box stores and quick access to multiple parks and trails into one broad neighborhood on the city’s southwest side. Homebuyers can still find some relative value in West Oak Hill, even as new houses have popped up in recent years, and the architectural styles here can suit a variety of tastes.

West Oak Hill has a mix of lot sizes and home styles

Different pockets of West Oak Hill offer different atmospheres. Subdivisions like Scenic Brook West and Wedgewood feel deeply rooted, full of mature oak trees and classic ranch-style homes dating to the 1960s and 1970s. “It’s a good opportunity to get something for a good price and update it and enjoy the home,” local Realtor Ina Kail says of West Oak Hill’s older houses. Other developments, such as Scenic Pass and the Enclave at Covered Bridge, feature imposing New Traditional-style homes built in the 2010s and 2020s. Lots range from roughly one-fifth of an acre to over an acre, giving residents yard room even in corners where the homes sit closely together. “They’re great lots,” says Kail, who’s with Compass and has 10 years of real estate experience.

West Oak Hill’s single-family homes sell for prices anywhere from the mid-$300,000s to more than $2 million, based on factors like square footage, lot size and condition. There are also condos in the area, from the mid-$100,000s to the upper $600,000s. Monthly HOA fees around the neighborhood, for homes that have them, vary from $25 to nearly $500.

A variety of public and private school options are available

The highly rated Austin Independent School District covers this area. Zoned schools across West Oak Hill vary by address, but the possibilities include Bowie High School and Austin High School. Both have career and technical education departments with programs in disciplines like culinary arts and computer science. Austin ISD combines neighborhood school assignments with districtwide choice options such as magnet programs, dual-language campuses and open-enrollment transfers. Students are guaranteed a seat at their zoned school; transfers and specialty placements are competitive and depend on space, enrollment priorities and lottery selection.

The highly rated Austin Waldorf School is among the area's private campuses, serving students in preschool through 12th grade. The multifaceted Waldorf teaching method integrates aspects ranging from nature to the arts into its curriculum. Austin Waldorf is the only accredited Waldorf school in Texas.

Highway access connects residents to downtown and beyond

West Oak Hill is home to what’s known as the “Y” interchange, where U.S. Route 290 and Texas state Highway 71 split. Traffic in the area can be heavy, "especially when you go around after work or before work,” Kail says. However, residents’ proximity to the highways makes for straightforward commutes to places like downtown Austin, which is about 12 miles away. Austin-Bergstrom International Airport is 16 miles away, and locals don’t have to leave West Oak Hill for medical care because the Ascension Seton Southwest Hospital is in the neighborhood. Assorted CapMetro bus stops in the area provide access to public transportation.

Local parks and trails support an assortment of activities

There are multiple outdoor attractions in and around West Oak Hill for a variety of activities. Some of the choices include:

  • Windmill Run Park, which stretches 50 acres and has a playground and scenic trails to explore
  • Convict Hill Quarry Park, where you can take a stroll through an area that used to be a functioning limestone quarry dating to the 19th century
  • Maxwell Trail, which is a 5-mile path that’s available not only to hikers and bikers, but also to horseback riders
  • Jake’s Place Dog Park, where there are designated areas for small and large dogs
The over 4,000-acre Barton Creek Habitat Preserve is also in this area, a space that is home to multiple rare bird and plant species, including the golden-cheeked warbler. However, the preserve is not open to the general public and is accessible only through special events, such as volunteer workdays.

Restaurants and retail hubs are close to home here

State Highway 71 acts as a commercial thoroughfare lined with restaurants, stores and other businesses, many of them in the adjacent Oak Hill Plaza and Center of the Hills shopping centers. “It’s conveniently located,” Kail says. Retailers along the stretch include Petco, Dollar Tree, AutoZone and Once Upon a Child, while the list of places to eat includes:

  • Jack Allen’s Kitchen, a spot specializing in Southern comfort food
  • Pluckers Wing Bar, a sports bar-style restaurant known for items like lemon pepper wings, fried macaroni and cheese, and fried pickles
  • Sivestar Indian Tacos, a place where you can get tacos made with curry chicken, chicken tikka and more
  • Tucci's Southside Subs, a spot to stop for a loaded Philly cheesesteak
  • Thai Taste, a restaurant where you can pair a bubble tea with a traditional dish like tom kha
There’s also an H-E-B grocery store with an integrated pharmacy in the neighborhood off Route 290.
